Major property hazards for a real estate investor
Dean Graziosi, one of America’s most loves real estate agents and role models in real
estate business development teaches us what to look at a house that we want to turn into
a home, but, more important, how to look for dangerous things that shouldn’t be there. In
the last 100 years the housing industry burst, despite its falling short. Since the early
1900s, the housing industry has built a record pace. To keep up with the frantic pace,
some materials were developed and put into operation before an accurate analysis could
be performed. Below are some of the most important factors to look for and know about
before buying any real estate, home or otherwise.




Man Made Hazards
Asbestos
 The most famous of human materials were used, only to be recalled and banned not only
across the country, but gradually through the whole world, is asbestos. It is a mineral that
was produced as the main ingredient used to make insulation. It was considered one of
the greatest discoveries until turned deadly. The mineral was used for wall and water pipe
insulation, pipes, tiles, and even exterior siding.
Asbestos was the main reason for the skyrocketing cases of mesothelioma, a very deadly
form of lung cancer. The material tends to break into small flakes that are breathable
inevitably on their way to the lungs occupants.
Formaldehyde
Formaldehyde is a gas used in building materials, which can cause several medical
conditions. Wheezing is not uncommon after exposure to formaldehyde, eye and skin
irritation is also common. Formaldehyde is responsible for the epidemic known as sick
building syndrome, or SBS. It is a disease that is caused by lack of air flow and quality.
Most people who suffer from symptoms of SBS feel tired, sick, they can get a headache,
and develop a sensitivity to odors Ole factory. The main uses for formaldehyde is
insulation. Formaldehyde extracts were used in the creation of residential and
commercial real estate, especially for electrical components.

Environmental Hazards for Real Estate Investors
Radon
 Radon is probably the most dangerous hazards, simply because it is a radioactive
material. Most homeowners are not aware that Radon is a radioactive gas trapped below
the surface of the earth. It forces the way up through cracks and openings below a
building foundation. If the house or building is airtight, as many are, radon can build up
slowly over time and fills the entire building.
The greatest danger about radon gas is that it is radioactive. Radons Lung cancer is the
most common side effect caused by mixing with oxygen gas. There radon detection kits
available to detect radon levels in your property.

Mold
Mold comes in many types and species. When there is moisture in food or other organic
matter such as wood, leather, paper, or there is a good possibility for mold growth.
Mold damages everything it grows on, poor weight support beams, walls, ceilings and
roofs. Mold damage can stop a sale of property in its tracks, so be sure to have a
professional do a thorough inspection to avoid any unpleasant surprises later.
If mold is found, or is deliberately hidden, it can cause long term damage property and
cause a certain amount of damage to buyers as well. Molds, many times, cause asthma
attacks, allergic reactions and other health problems to unsuspecting buyers who were
later sued the seller from liability because of failure to disclose.
