I do my best to inspect the roofing system within the time allotted. I inspect the roof covering, drainage systems, the flashings, skylights, chimneys and roof penetrations. This is not an exhaustive inspection of evey installation detail of the roofing system, according to manufacturers’ specifications or construction codes. It is virtually impossible to detect a leak except as it is occurring or by specific water tests, which are beyond the scope of the inspection.
