  • 6. Neill-Wycik Membership Definition – Anyone paying rent who is 16+
    • Members are expected to follow the by-laws
    • pay your rent on time
    • contribute to the building (MCP system)
    • respect the rights of other members to quiet enjoyment of the building
  • 7. Neill-Wycik Membership Members are also expected to attend the Annual General Meeting Elect at the AGM Board of Directors

    • Twelve members in good standing
    • Elected for 1 or 2 year terms
    • Make the big decisions
      • building policy
      • finances (big money stuff)
      • major member conflicts
      • members not completing penalty hours
    • Presents a budget and by-law amendments to the membership at the AGM
    • Meets every 2 nd and 4 th Monday of the month

  • 10. Member Relations Committee (MRC)
    • Made up of three or more members
    • Appointed by the Board of Directors
    • Deals with member issues
      • members who don’t get their hours done
      • minor member conflicts
    • Meets the second Tuesday of the month (usually)
      • if you have to go in front of the MRC, you will get a letter ahead of time
  • 11. Social Activity Committee (SAC)
    • Nine (or more) members in good standing
    • Appointed by the Board of Directors
    • In charge of Events and Facilities in Wycik
    • SAC Meetings are held on the 1 st and 3 rd Sunday of every month

    • SAC funds clubs and events in the building

    • Be patient, sometimes it takes awhile to organize an orientation
    • If you don’t hear anything back, call your CA
    • When you sign your lease, you absolve NW of any responsibility when using the Facilities

    • CSRs wear a NW Security shirt/sweater
    • The Front Desk is staffed 24 hours/day
    • All CSRs are trained in first-aid and self-defense
    • If you need any assistance, call Security by dialing 3000 or 0

    • Always sign in your guests with Security
      • sign your guest in once a day (from midnight to midnight)
      • you are responsible for your guests actions
      • do not let in strangers (protect yourself & your neighbours)
    • This helps protect the building from theft
    • Keeps track of people coming in and out of the building

    • Guests are only allowed to stay for a total of ten days per year
    • Member are responsible for their guests actions
    • Guests must follow Neill-Wycik by-laws while in the building
    • Security can remove and trespass any unruly guests

    • All the rooms and hallways have fire alarms
    • The alarms in the units will sound for 5 minutes before setting off the fire panel
    • The alarms in the main hallway will set off the fire panel immediately
    • If you burn toast, do not open the main unit door!

    • Do not damage the Fire Equipment
      • Even if you find the alarm annoying
      • The panel may short-circuit & the alarm will continue to sound
      • You will be charged for repairs
      • You may also be charged by the Fire Department

    • Siren
      • Stay in your unit and wait for information
      • Security or Fire Department will announce the three floors closest to the triggered alarm that are to evacuate

    • If yes: Neill-Wycik thanks you
    • If no: Please do so ASAP!!
      • This form is used to ensure you do not get charged for damage upon move out
    • The Room Inspection Form is not a Maintenance Request

    • Report all damage by filling out a Maintenance Request at the Front Desk
    • Report leaks as soon as you find them
    • Report all damage to the walls
    • If you have an overflowing toilet, shut off the water and notify the Front Desk

    • Twice a year there are Clean-fests
      • common rooms are inspected & treated as a Move-out
      • If you fail the Clean-fest, you’re probably going to fail the Move-out inspection
      • Informal monthly inspections will also take place.
    • If you fail Move-Out, you will be charged for cleaning and repairs

    • Put your garbage down the chute, don’t just leave it on the ground
    • Bring large items down to the back alley
    • Bulk pick-up is on Mondays

    • Community Assistants are members hired by the building (answer to CDC – Melissa Wilkes)
    • A C.A. will be represent one or two floors
    • C.A.s help members get their MCP hours
      • providing clubs/committees
      • giving members ideas for what they can do
      • entering hours into the NW Database

  • 33. If you have a problem in the building, talk to your C.A. They can help you find a solution!

    • 5. Member Contribution Program

    • In Neill-Wycik, there is the Member Contribution Program (MCP)
      • it helps lower rent by having members help with maintenance
      • it helps the community & makes Neill-Wycik a fun place
    • Each member must contribute 2 hours/month
    • The hours must be approved by a C.A. or the CDC
    What is this MCP thing?
  • 36. How Do You Do Them?
    • Easiest Way is to check the posters by each elevator or check the online calender.
      • C.A.’s will post the dates and times for each drive, event or committee
      • You have a wide variety to chose from
      • Each month try something new!
      • You can bank your hours!
  • 37. How to Bank Hours
    • You may not always have time, so try to bank hours!
    • This means you can do a few month’s worth of hours in one month
    • If you bank your hours, they cannot be done in the same committee or event unless previously approved

    • Run for the Board of Directors
    • Join SAC or the MRC
    • Become a Facility Manager
    • Check the poster boards by the elevators for openings on these committees

    • You can organize events for your floor or the building
      • Get an Event Form from SAC or your CA
      • Fill out the details, including a budget, and go to a SAC meeting

    • For hours, sign up in the front lobby to assist, or help collect your floor’s recycling
    • Pick up plastic bags at the front desk!
    • Your CA will pass out recycling bins for multi-units

    • Pay $20 to the Office before the end of the month

What happens when you don’t do your MCP hours You get a letter to report to the MRC All penalty hours have to be done through Maintenance If you go to the meeting 2 missed hours + 2 punitive hours = 4 penalty hours (or send a letter or a friend) If you don’t go to the meeting 2 missed hours + 4 punitive hours = 6 penalty hours

    • Go down to Maintenance
      • Monday - Sunday, 7AM to 7PM
      • Do not call for an appointment, just come down to the Maintenance Office (Basement)
    • Penalty hours are not negotiable with Maintenance, only with the CDC
  • 47. What happens when you don’t do your penalty hours
    • Your penalty hours get converted to a Housing Charge following the next scheduled Board Meeting
    • 4 penalty hour = $40 housing charge
    • 6 penalty hour = $60 housing charge
    • The housing charge is subject to late fees!
    • Approved at the March 2006 AGM, Effective May 2006
  • 48. It is Your Responsibility
    • The responsibility is on you, the member, to complete your MCP hours
    • Make sure a C.A. knows what you have done
    • You have to do your hours if you are paying rent, even if you aren’t in the building that month
    • You can bank hours

    • 6. Other Stuff to Know
  • 50. Stuff in the lease
    • Do not paint your room - Maintenance will do it for you
    • Members agree to report all damage immediately
    • The Co-op has the right to enter your units in case of emergency, room checks or maintenance repairs
    • Your lease does not cover insurance on your personal belongings (keep your door closed and locked!)
  • 51. Other Important Rules
    • You must respect other members’ right to quiet enjoyment
    • There is ZERO tolerance for violence, harassment, discrimination, drug use or property damage
    • No pets in multi-unit rooms (excluding small fish)
  • 52. Other Important Rules
    • No drinking alcohol in common areas
      • lobby and elevators
      • main hallways (between the units)
      • in front of Wycik or on the roof decks
      • most Facilities
      • remember, this goes for your guests too.
  • 53. Tips for Living in Wycik
    • Get to know your CA and at least one other CA
    • Bank one month’s MCP hours - just in case
    • Keep an eye out for postings by the elevators
    • Join a committee
    • Attend the General Members Meetings
    • Keep your kitchens clean
    • Attend the SAC Events
    • Don’t be afraid to ask questions
    • Get involved!!!
