    7. Plan Concertado de Vivienda y Suelo 2008-2012 + INFO Last years has increase considerably the numbers of developments as VPO.The reason is : Institutional plan of the Central Governement and Junta de Andalucía.

    9. Number of VPO from january to setember 2009 Total : 128 One of the greatest difference with not Council homes is the way to fix the price . In Almanzora Valley the fix price is 1.212.-€/sqm usable.(NOT SQM.BUILD)

    11. VPO=AFFORDABLE HOMES=COUNCIL HOUSES CHAPTER I Artícle 2. Concept. 1. Subsidized housing means , for the This Law, which meets the conditions of use, purpose, quality, sale price or and, where applicable, size and design established in this Law and other provisions which may apply and be qualified as such by the Ministry responsible for housing.
      • Artícle 3. Subjects addressed VPO.
      • The sheltered housing will go to families with limited financial resources that meet the requirements for both the composition of the household to determine the level and family income, is established in the different programs that integrate the housing and land plans.
      • In these programs will take particular housing needs of social groups with special difficulties in access to housing, as, inter alia, youth, elderly, disabled, victims of terrorism, single parents, from situations involving breach of households, victims of gender violence and returning emigrants.
      • The selection of persons to whom they are intended for sheltered housing is made in accordance with the principles of equality, advertising and competition, according to the rules of this Law
      INCOMES BETWEN 9.000.-€ TO 33.000 € PRACTICALLY EVERY BODY EVERY BODY MUST HAVE THE OPPORTUNITY
      • Article 4. Destination.
      • The sheltered housing will be used for residence regular and permanent.
      • May not acquire for itself or promote a council house who are holders of full control of any other free or subsidized housing or in possession of it under a real right of enjoyment or enjoyment life.

      • Artícle 6. Maximum sales price.
      • During the statutory period of protection, any disposition, lease or purchase of sheltered housing is subject to a maximum price , that will be set for each corresponding areas in the housing and land plans.
      • Prohibited the collection of any premium, bonus or other amount to which it relates meet or lessee who buys a home protected, but may be justified by the same improvements or works to the approved project.
      • Without prejudice to administrative sanctions shall be null and void clauses or provisions that set Price higher than the maximum permitted by applicable regulation , such provisions must be understood as references to legal maximum price that may apply.

    12. VPO= AFFORDABLE HOMES Artícle 12. Pre-emption rights (Derechos de tanteo y retracto.) 1. The resale by the ownership of the property of sheltered housing will be subject to rights of first refusal for the legal administration of the Government of Andalusia, or City Council or public authority that are designated by former. Home buyers can not sell, for a minimum period of ten years from the date of formalization of the acquisition. The right of first refusal shall be exercised up to a maximum price equal to the one for sheltered housing of the type involved in the corresponding areas in the intended date of alienation . The right of repurchase shall be exercised by the price transmission, which may not exceed the maximum force for sheltered housing referred to above.
