    • Each Project is assigned to a Dedicated Senior Project Manager

    • Procurement Project Management Services:
      • Coordination and collaboration with client and client’s design team on all FF&E and OS&E needs for model room(s) and production
      • Comprehensive review of all designer specifications and quantification matrixes to ensure a seamless bidding process
      • Manage the initial and subsequent competitive bidding process based on your designer’s specifications
      • Analyze bid submission by line item vs. project budget
      • Make recommendations and assist with final vendor selection based on pricing, capacity, and project time-line criteria
      • Bid out warehousing, delivery, and installation services if requested
      • Prepare and issue PO’s to selected vendors
      • Cash Flow Management – invoice audits and vendor payment
      • Procurement expediting to ensure time-line based deliveries
      • Scope punch list – product issue resolution if called for
      • Project Close-out – all supporting documentation provided

    • Consulting Services
      • Pre-design consulting and assistance with preparation of FF&E / OS&E portion of GMP budget for review and / or submission to financial institutions
      • In-design consulting and assistance in meeting budgetary or LEEDS guidelines by providing vendor alternatives or using leverage we may have with specified vendors
      • Assistance with FF&E warehousing, delivery, and installation projections based on your project time-lines.

    • Additional Services available
      • Preparation of a Capital Replacement budget and plan, with listings of all furnishings as well as counts, specifications and estimated replacement costs. This listing includes installation, freight and warehousing costs (if applicable).
      • Five year capital plan for furnishings, operating supplies, kitchen and laundry. We can include pictorial references of furniture and equipment. Vertical Room Charts and furnishing matrixes, recommendations and organization of reusable furnishings and a written scope of work for renovations is included.
      • Provide advisory services for all aspects of the Kitchen and in-house Laundry including selection of designers, value engineering, bid process for both equipment and installation.
      • Assist with determining IT requirements and presenting options available.
      • Provide inventory listings with par level evaluations.
      • Full specification writing services including alternative vendors. Product presentations, VE alternatives, and suggestions for OS&E
      • Disposal services for retired casegoods
      • Furniture repair and restoration services
