  • 1. Home Sellers Guide I work hard to establish the kind of trust that will compel clients to call me their Realtor.

My objective To sell your home or condo at the maximum dollars obtainable, in the shortest period of time, with the least inconvenience to you.* *and make it enjoyable My Home Sellers Guide is a valuable tool prepared to help you understand the complex process of selling a home in today’s market. There are literally hundreds of elements that will help when pricing your home, when preparing your home for sale, lots of important steps when an offer is presented and so on.

My marketing plan When you engage the services of Royal Lepage Your Community Realty Brokerage, the first thing we do is prepare a Personalized Home Marketing Plan that includes an analysis of competitive properties currently on the market and similar properties that have been recently sold, I will then:  Establish what I believe to be the fair market value of your property and in partnership with you, will establish the asking price.  Suggest possible improvements that will positively affect your selling price.  Explain your role in the selling process to maximize your selling price and minimize any inconvenience to you.  Make all necessary arrangements to market your property for sale on an Exclusive or MLS basis.  Install a Royal LePage lawn sign within 48hrs after signing your Listing Agreement and distribute marketing information to all our office’s salespeople.  Distribute just listed flyers and cards throughout your neighbourhood if appropriate.  Complete a comprehensive marketing information sheet and distribute it immediately to sales people in other companies.  Establish an advertising program appropriate for achieving our objective.  Obtain your permission to arrange for as many sales representatives as possible to tour your home within one week after you list.  Schedule open houses for Real Estate Board members and potential buyers with your approval.  Follow-up on each showing and keep you informed on a regular basis of all activity.  Negotiate agreements of purchase and sale and assist lawyers, lending institutions, appraisers and other involved parties in co-ordinating all documentation required to complete the sale of your home.  Act with your best interests in mind, in strict adherence to The Code of Ethics of The Canadian Real Estate Association.
  • 4. Four important facts to remember about pricing* Your property is worth only as much as a buyer is willing to pay. An accurately priced property sells faster and at a higher price. A buyer is more inclined to make a full price offer on a home that is listed at fair market value. Conversely, a buyer is more apt to put in a low offer on a home that is priced above market value. If you overprice your home, it will have fewer showings, receive lower offers, take longer to sell, plus actually contribute to the sale of other properties. *Market value: the highest price a property will sell for if exposed on the open market for a reasonable amount of time to a knowledgeable and well informed buyer.

What does not affect the value* of your home What you think your house is worth What it was worth 2 years ago What I think your house is worth What an appraiser said your house was worth What you need to get out of this house to buy your next home What you spent on this house on upgrades My role: is to help you establish the right price to offer your home for sale not to quote you a value. *Caution: do not hire a Realtor based on the highest price quoted. You may just be wasting your time.
  • 6. Ten good reasons to hire me as your Realtor Selling your home can be a stressful proposition, whether you're relocating, upsizing, downsizing or it is just time for a change. Working with a good listing agent is probably the single most effective way to ease your anxieties as you enter the marketplace. Here are ten good reasons to hire me: 1. Give you advice on inspections, repairs and home presentation before you list. 2. Price your home at its highest reasonable price. 3. Inform buyers—especially first-time buyers, who constitute about one-half of the market—are reluctant to work with amateur sellers. 4. Knowledgeable. I keep myself up-to-date on financial and legal issues— essential for negotiations and closings. 5. Field calls and be available for showings during weekdays, weekends and evenings; you don't risk losing a sale because you've kept your day job, and you'll get more prospective buyers eyeing your home. 6. Handle costly advertising, promotion and open houses. 7. Handle all buyer agents, offers and negotiations—situations that often cause homeowners to lose their cool and, potentially, a sale. 8. Screen the financial qualifications of prospective buyers as well as advise them on financing options. 9. Push your home to colleagues, drum up buyers in a dry market, and—here's the pot of gold—list your home with a local Multiple Listing Service (MLS) and many web sites which gives other buyers and agencies access to your listing. 10. Ease the ‘emotional environment’ of selling. Buyers and sellers are more comfortable working with a third party during walk-throughs and negotiations.

Before putting your home on the market and setting a price it is important to first have an estimate of your property’s value. This will be provided to you, free and with no obligation of course.
