  • 5.  Based on the same software platform that banks use to evaluate you. See all of your loan modification options in one place.  When submitted with your package, banks will also run their own analysis and once verified, your loan mod is generally approved.  Recognized by judges, so it provides you with legal recourse to challenge banks, should there be a need. The loan disposition analysis report, itself, does not guarantee a loan modification. The complete loan modification package one submits, who does the submission and how that is performed are all very critical to achieving a successful outcome. Ultimately, it’s up to your lender to approve and set the terms of your loan workout option, which is based on the information that you provide.   • 6.  The U.S. Treasury has developed guidelines under HAMP to govern the way banks should evaluate and qualify borrowers whose loans are in default.  Investors and servicers may also have their own internal loan workout alternatives.  According to the HAMP models, one typically compares the Net present value (NPV) of the loan modification to the NPV of the loan not being modified.   • 7.  Net Present Value (NPV):  NPV compares the expected economic outcome of the loan with the proposed loan modification to the NPV of the loan without it.  A positive NPV test result means the economic results are expected to be greater with a modification than without, in which case the Home Affordable Modification Program (HAMP) must be pursued.  When “standard waterfall” steps passes and NPV results are negative, the servicer needs to seek approval from the investor before proceeding.   • 8.  If the loan is not modified, it can either cure (be brought current) or it can default and proceed to foreclosure.  As part of its foreclosure analysis, the bank estimates:  The probability and NPV of the loan not being modified and curing.  The probability and NPV of the loan not being modified and defaulting/ foreclosing.  The combined projected NPV of the loan not being modified, taking into consideration both the probabilities of cure and default is the NPV that HAMP typically compares to the NPV’s of the loan modification option(s).   • 10.  The estimated property value (EPV) is the starting point for many of the calculations used to determine NPV.  Our EPV/ NPV analysis uses independent third-party automated valuations (AVMs) from 11 different industry-recognized sources.  The results can be used proactively when submitting or negotiating a loan mod. It has also proven very useful for mediation purposes and/or submitting new EPVs if previously denied a HAMP modification due to a negative NPV result.   • 11.  Get an affordable mortgage payment analysis!  Find out the monthly payment for your current unpaid principal balance (UPB) at a 2% interest rate for 40 years.  Find out how much in verified monthly income is needed to qualify.  Find out if your payment is possible with the current UPB or if a principal reduction would be required.
