review.

LMG Construction Services is a licensed General Contractor specializing in the
hospitality industry. Our experience covers an array of hotels, resorts and
food/beverage facilities relative to repositioning product, brand conversions,
renovations, and build-outs. We offer a full range of construction services, which will
assist ownership and operations in making more informed business decisions. An
important part of the final elements of a project are installation of finishes. Interior
Design selections radiate a project character. Through the course of our experience
we have learned that subcontracting finish work does not always meet our high
standards. Paying attention to details, quality workmanship, managing critical
schedules and maintaining competitive pricing are essential within our business
practice and industry. With this in mind we have created a dynamic in-house team
which self performs finish aspects of our projects.

and new furniture, fixtures and equipment, plus, soft goods.

LMG Construction Services was responsible for the removal,
installation and storage of FF&E. Project was executed within
the agreed time schedule and within an operating
environment.

Scope of Work:

Significant renovation and repositioning of a premier
four-star property comprised of 297 guestrooms and
suites. Project included the redesign of the Presidential
suite, Concierge lounge and guest corridors, as well as,
public areas including lobby, convention center
renovation and expansion, work-out facility, reception,
restaurant, lounge, bar, meeting rooms and business
center. Project also included upgrade of HVAC, lighting
and low voltage.

LMG Construction Services was also responsible for
FF&E removal, storage and installation.

Renovation received “Best Renaissance Renovation
of the Year” Award - 2007



Marriott Courtyard Coral Gables

Scope of Work:

Conversion from a dated Holiday Inn to the new Marriott
Courtyard concept. Scope included a 21,000 sq.ft. ground
floor footprint, involving redesign to a new configuration
creating a modern Marriott specified Courtyard product.
Also included in the project was the relocation of a new
porte-cochere entrance as well as a conversion of the lobby,
water features, reception desk, business center, meeting
rooms and fitness center. Work included new flooring,
ceiling, wall texture, paint, carpet, MEP/FP and exterior
window systems.

LMG Construction Services coordinated the complete
program including complete permit application process.



Westin Ft. Lauderdale

Scope of Work:

Major renovation to a 293 room, 14 story luxury business
and convention hotel. Work was performed within guest
tower and ground floor public areas. Design included
demolition , wall texture, paint, carpet, granite tops and
bathroom remodel. Existing furniture was removed,
repainted and reused. There was a conversion of regular
guestrooms to Presidential suites and board rooms within
the hotel. Public areas renovation included restrooms,
restaurant, convention facilities, lobby bar, front desk and
business center.

project.

Scope of Work:

One of Sarasota’s leading business and convention hotels.
We completed a tastefully cosmetic upgrade and
refurbishment to guestrooms and suites, corridors, meeting
facilities, fitness center and lobby. Work included wall texture,
paint, carpet, light fixtures and lobby stone features.
Furniture, fixture and equipment removal and installation was
included in our scope.

LMG Construction Services was responsible for the entire
project.



Westin St. John

Scope of Work:

Selected by Starwood Hotels & Resorts Orlando to coordinate
and complete a high end ultra luxury interior fit-out which
included the redesign of four existing buildings of guestrooms
construction in the early 80’s. Design called for a new roof line
and extended balconies, exterior elevators, windows and door
fronts. Work included reconstruction from the shell to a new
configuration resulting in 1, 2 and 3 luxury units (54). Work
consisted of sheetrock, metal studs, tile, paint, carpet, new
kitchens, carpentry, windows and doors.

LMG Construction Services coordinated and supervised
mobilization and human resources on the Island of St. John,
USVI.



Holiday Inn Kissimmee

Scope of Work:

Westmont Hospitality engaged LMG Construction Services to
act as Construction Manager in the conversion and rebranding
of a 444 room Best Western hotel to a Holiday Inn. Assignment
included full Construction Management Services with onsite
personnel and full corporate office support. Coordination
included monthly reports, status updates, site visits, dispute
resolution, permit coordination, punching, pay application
approval and handover to Owner. Renovations were conducted
within an operating environment.

Provided a turn-key renovation services for Golf Club House,
Pro-Shop, a new conference room, upgraded locker rooms,
game room and food and beverage facilities for Timacuan Gold
Club. In addition, LMG completed a redesign and renovation for
the Mike Bender Golf Academy building located at Timacuan
Golf Course.

coordination and execution of these projects.

Engaged by All Sunny Hotels to implement a Holiday Inn
Property Improvement Plan (PIP) to upgrade the hotel. Work
included exterior painting, 3 new elevators, 2 model rooms,
signage program, standby generator, back of house
modernization, beautification of courtyard and landscaping,
installation of high-impact windows and sliding doors, lobby
refresh and installed new entrance pavers.

Scope of Services

LMG serves several categories of clients, including the owners of hospitality and
commercial properties, the operators of those same properties, and ultimately the
end-user, that is, the guest or building occupants. Often all client categories must
be served in the course of a single project. The know-how to consider and
balance these diverse requirements gives LMG an invaluable perspective.
Through a team approach we apply our knowledge and experience with
developers and owner/operators through consultation, operations, renovations
and construction of multiple resorts, hotels, food and beverage and mixed-use
projects.

Our integrated services include the following:
Construction Management
LMG performs management services for Development and Construction aspects
of the hospitality industry. We realize that the construction business is a unique
collection of planners, design professionals, manufacturing firms and trades
people. We work closely with all these resources and experienced field
construction personnel to provide an all-inclusive service for completing a project
or specialized tasks according to the needs of the assignment and the
expectations of the client.
In the past the Owner and/or Operators engaged the individual services of an
Architect to design and then a Contractor to build a project. Today, with the
intricacy and vast financial obligations to any venture, they realize their investment
will benefit more from an organization with extensive experience that executes full
management on a “contract” basis. LMG has this ability - to be responsible for
the direction of all disciplines from start to finish, address all project elements and
produce a final product that portrays the clients concept.


Consulting
LMG can provide consulting expertise in a variety of areas including, but not limited
to, scheduling, cost estimating and troubled project turnarounds. These services
are critical to ensure that the project is delivered on time and within budget.

Restoration/Renovation
Our strategy is to provide leadership and
construction services implementing new interior
design schemes and/or planned capital
improvements. We understand the necessity to
keep facilities open during the improvement
process minimizing guest impact and
displacement of revenues. This becomes a very
organized process as we work for the
Owners/Operators and with and through the
property’s management team.

Natural Disaster Relief
Managing the challenges of disaster
recovery by providing valuable
solutions for the difficulties in
rebuilding, restoring, or renovating
your existing property after a disaster.
LMG can evaluate replacement cost
and assist in the claims process and
insurance recovery.


Due Diligence
LMG can provide essential pre-development
evaluation services through a site assessment,
economic analysis, preparation of project
budget, development schedule and a
comprehensive, reliable analysis of the
condition of the physical plant.

Cost Estimating
Estimating is one of the most important aspects of a project. LMG understands that
there is no substitute for a complete material take-off and pricing, and for cross-
checking estimated costs with actual costs so that adjustments in pricing can be made.
Additionally, we understand the importance of knowing the size, complexity, quality of
work and the procedures involved in preparing an accurate, detailed cost estimate
necessary for a realistic bid.


LMG Leadership
Galen Gritzer, founder and President, LMG Construction Services spearheads
company leadership and operations with a trusted team of construction and
renovation specialist, management and trade employees. Team has extensive
experiences with hospitality related projects. Galen Gritzer has over 32 years of
general construction renovation experience. He is professionally involved in NAIOP
and AGC organization and remains passionate in building a company that provides
1st class client satisfaction.

LMG Operating Team
Project Managers responsible for the coordination of field construction and/or
development requirements, bid solicitation, scheduling, permit coordination and
document control.

Field Superintendents responsibilities include direct supervision of field
employees, safety administration, site document control and ensuring quality
standards on all projects and have expertise in carpentry, and technical services
(MEP, HVAC).

Project Estimator responsibilities consist of a thorough understanding of bidding
on restaurant, commercial and resort projects including take offs, procurement of
material pricing, planning and coordinating major cost estimates in a renovation
and/or pre-construction environment.
Corporate Office Manager establishes general office procedures.
Responsibilities include coordination and communication between all team
members and executive leadership, maintains specific oversight for accounting
and controls.
Field Supervisors involved in material control, resource management, scheduling
and quality standards and directly oversee all field employees as well as any sub-
contractors.

Project Scheduler, CADD, Document Control responsibility includes editing
electronic documents in CADD for construction plans and maintains the receipt,
storage, copying and distribution of all plans and drawings. Scheduling of projects
and supports the organization process between corporate office and site
activities.
