FROM THIS…
TO THIS.
SITE PLANNING
The must haves:
Affordable office space, existing structure.
A rural downtown business location with access to “city” markets.
Quality of place = WELDlife.
Why an existing building?
www.thegreenestbuilding.org
Embodied Energy is the energy already tied up in the construction, operations, and maintenance of an existing building.
You’ve got the building – now what?
LEED certification for Existing Buildings = at least 18 months of documentation.
The Bellann is applying for ‘Silver’ Certification, or 44 “points”
REDUCE, REUSE, RECYCLE Metal recycled in the Bellann renovation: 6 TONS!
REDUCE, REUSE, RECYCLE
Preserved original wood floors
Preserved original floor plan (mostly)
Preserved some plaster walls (good idea?)
MATERIALS & RESOURCES Conference table, door, and cabinets crafted by local woodworker, Donn Ketchum Concrete countertops created by Tribe One Customs We utilized local products, craftsmen, and suppliers whenever possible.
Added TPO white, reflective roof and increased insulation to R40
DAYLIGHTING – AHHHH…. We increased the size of the skylight. Every office has a window. Some have two. Lights? What lights?
GREEN CO-HABITATION or: Re-Build it and they will come
GREEN CO-HABITATION
“ One of the hardest things about going green is user behavior.”
~ Karen Penafiel, vice president of advocacy for the Building Owners and Managers Association (BOMA)
Enter: The Green Lease
Clearly states landlord’s intentions for LEED certification and tenant’s willingness to adhere.
Has section outlining LEED Certification Requirements, for example:
Requires recycling, whenever possible
Mandates efficient lighting
Requires use of Green Certified
cleaning products
Does it fit the WELDlife?
3500 sq. ft. of shared micro-office space:
6 “like-minded” companies; 15 employees total
3 sets carpool, at least once a week
6 people bike to work at least once a week, several every day
Close to mountain biking, running, downtown Rail Trail, the gym…
