How Will The Delhi Mumbai
Industrial Freight Impact The
Realty Sector?
The Delhi Mumbai Industrial Corridor
(DMIC) is undoubtedly India’s most strident
infrastructure project that aims to boost
development in cities that line the corridor and
to transform these into ‘smart cities’. DMIC is
mainly expected to unify Ahmedabad,
Vadodara and Surat into a significant
metropolitan and industrial cluster. Needless to
mention that this industrial cluster is likely to
attract considerably large investments from
within the country as well as from abroad.
While Gujrat is already known as a key investment destination of India, the Delhi
Mumbai Industrial Corridor is certainly going to take this reputation of Gujrat to the
next level. Undoubtedly, the Delhi Mumbai Industrial Freight will have a huge impact
on the realty sector of our country. Given below are some of the ways in which the
real estate sector is India will get impacted by the DMIC.
The Ahmedabad-Surat-Vadodara metropolitan sector to embark on a
growth trajectory
This ambitious project by the Government is expected to attract investment, create
jobs and generate greater housing needs in the metropolitan cluster of
Ahmedabad-Surat and Vadodara. This development has boosted the current market
sentiment and has created a positive vibe in the sector, thus providing the much
needed impetus to the real estate segment in the recent times.
Residential sales are likely to improve considerably in the next few years. Not to
mention, the huge demand that will be created by DMIC in the commercial real
estate sector in the near future.
This metropolitan cluster to become the next big thing for Companies
looking for commercial space
Large companies that were earlier looking for options other metros had to be
contended with options such as Hyderabad, Pune and Bangalore. But not anymore
as DMIC has made large tracts of land along the corridor available for investment
and integrated industrial development. No wonder that reputable Companies such
as TATA, Peugeot, Ford and Maruti Suzuki have already plans in place to invest in
this emerging industrial hub.
DMIC will boost the capital value of office space along the cluster
Urbanization and industrialization along the DMIC will inadvertently have a huge
positive impact on the capital value of office spaces in this region.
DMIC will cascade housing demand and will gradually lead to onset of
integrated townships and associated developments
Housing demands are bound to rise in any area with ample employment
opportunities. Since DMIC is likely to create hundreds and thousands of jobs, it is
likely to boost housing demands that will have to be eventually met by the
development of integrated townships by the Government as well as by private
builders.
As understood from the above discussion, the residential as well as the commercial
real estate values are going to rise in the DMIC corridor; but it is the office space
value that is going to witness maximum appreciation in the next few years. Real
estate demand to also rise considerably in other destinations such as Bhiwadi that
fall across this investment zone. Social and civic infrastructure to also become
better across the Delhi Mumbai Industrial Corridor.
