  • Good Morning! Today’s purpose is to unravel the puzzle of why you should be incorporating Social Media into your business plan. I’ll give you the tools out there, ideas of how to use them, but it will be up to YOU of what direction you need to go for your career. Believe me, I did not wave the magic wand and POOF get here overnight!! When I travel speaking about Social Media and Real Estate, A lot of people ask me “How do you get business off this?”I wish I could say there is a magic pill that would help you!!! Story of my life with trying to loose weight!! We all want instant gratification- that is why Social Media has caught on?My only request from you all is hopefully you take ONE thing that interests you and incoroporate it into your practice. For some this is a scary subject b/c you say I am not technical…& I say you don’t have to be….You are already good at networking to build your business or you wouldn’t be here today!!! If you can have a conversation in real life? Then you can have one online! I am an agent just like you!!! I’ve been in the business 16 years & about 70% of my leads are generated using Social Media! When I got in the business I had no idea how to prospect…How many in this room, send out mailers? Wonderful? How long before you saw a ROI? How many have knocked on doors? What was your average success rate? This is prospecting just using a different venue. Today I am going to focus on baby steps….Facebook, Twitter and a tad bit about Blogging!! Remember-just take baby steps to unravel the puzzle
  • How many of you have a hard time keeping up with past clients? We are in the here and now selling right? Heading to the next deal? I use to send out mailers, then emails, then electronic newsletters, then dropping stuff off at the doors like people told me to do….That was great, but I never saw a direct ROI. Today what we are seeing is a fundamental shift in communication. Everyone stand up- Ok those that are on Facebook- yeah you! Look around the room-are you friends with anyone on Facebook? Cheer its ok!! How many in this room are friends with me? My challenge to you before you leave today is to add one person from this room to your Facebook If you are actively using Twitter & Blogging stay standing, otherwise sit down please. Ok, if you are tweeting, yippee!! Have you thought about your name on Twitter? So, if you are only FB and Tweeting sit down. If you are blogging, please stay standing! A quick round of applause to the Bloggers-b/c this is hard to do!!

  • How many of you say, I don’t have the time for this? Really, you want me to do something else plus selling real estate? Get real? Who is in your Facebook? Your sphere of influence/family & friends/ That know,like & trust you! But when you look at the National Statistic and then you take a good hard look at the ROI of your current prospecting tools, could you cut back on other prospecting to incorporate 15-20 minutes a day of Facebook. Yes it is a time eater, so you do have to manage your time-Tips coming soon!

A prime target to be a seller/buyer for us-A fundamental shift in the way we communicate

  • Don’t sell me till you know me!! This is a great rule of thumb to stick with! How many of you know that agent that you overhear at events that are constantly pushing their services on other people….What do you think about them? Do you think the consumer thinks any different?This can get really tricky-This is where you go to allow only certain people to see your posts-Embarrassing photos that are tagged of you-Go to Account, privacy settings, Photos and Videos of Me, click the drop down arrow key, customize, then click only me! Want to block someone, then under account, privacy setting, block list. Depending on your marketing plan, you may want to keep your search visibility open to everyone, but keep the information limited to what they can see until they have been added as your friend
  • How do you get friends? Just ask them? Business card example, looking up past clients, etc- It’s not he who dies with the most friends wins! –Send message with friend request, delete friends, friends suggestions, etc

  • The photo in your profile needs to be you-not the dog, kids, etc….That way they know who you are, casual photo is good here as long as it isn’t too casual.
  • Going out to dinner! Bad post –etc… Give Disney example…why is this good? Don’t overpost-way to get kicked off FB.
