Master Planning Portfolio | STEPHEN GEORGE & PARTNERS THE BRIDGE, DARTFORD, KENTThe Bridge, Dartford, KentThe Bridge is an exemplary mixed-use development which forms part of theThames Gateway and fulfils the government’s vision to “kick-start the processof turning Europe’s largest collection of brownfield sites into living, breathingcommunities where people are proud to belong”.The 264 acre (100 ha) site includes 1.89 million sq ft (176,000 sq m) of commercialspace and 1,500 homes, in addition to leisure facilities, a shopping centre andprimary school and an Innovation Centre for start up businesses.Our designs integrate the mixed-use elements and minimise dependency on theprivate car. Fastrack, a pioneering bus system, links The Bridge with Dartford,Gravesend and the Bluewater shopping and leisure complex. Its buses run on adedicated route that avoids local traffic and includes a new bridge over the M25.Stephen George & Partners’ vision has ensured this is a flagship project.The design of the buildings complement the prominent location of the site andhave created a development of regional and national importance. Our intelligentand holistic Master Plan allows buildings to relate to each other and theirsurroundings. This, linked with a comprehensiveprogramme of on and off site infrastructure works, has created a developmentof distinctive character and quality. 11

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS BLYTHE VALLEY PARK, SOLIHULL, WEST MIDLANDSSet in 101 acres (41 hectares) of new countryside park, Blythe Valley consistsof 1.2 million sq ft (111,480 sq m) of high quality office and R&D developmentserved by £25 million of enabling infrastructure including a new landmark bridgeover the M42.Working within tight physical and ecological constraints, a cohesive and coherentmaster plan strategy has been achieved which integrates the development fullyinto the context of the surrounding area, creating a high quality business parkof regional and national significance. Environmental responsibilities have beenfully addressed to embrace the principles of sustainable development, to meetGovernment aspirations.Office developments, health and fitness facilities, child care day nursery, securitycontrol office and other recreational facilities have been included within themaster plan strategy to provide a fully serviced business park, encouraging thedevelopment of a business community. 13

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS PEGASUS BUSINESS PARK, EAST MIDLANDS AIRPORT, LEICESTERSHIREStephen George & Partners was appointed to evaluate the existing Master Plan forPegasus Business Park, to implement changes and carry the scheme forwardto completion over an eight year period.The 60 acre (24 ha) site, adjacent to the M1 and East Midlands Airport, has acapacity for 700,000 sq ft (65,000 sq m) of B1 and hotel use. The development hasinvolved extensive on and off site infrastructure, including services, drainage, roadcreation and plateauing.Working closely with all disciplines within the design team, a coherent and cohesiveMaster Plan strategy has been developed, creating a high quality business parkcapable of attracting inward investment and corporate relocations.The aesthetics of the scheme, as viewed from the air, were considered veryimportant. Purple and yellow maples were planted in groups around the site. 15

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS PEUGEOT CITROËN AUTOMOBILES UK LTD, COVENTRY, WARWICKSHIREStephen George & Partners was delighted to be appointed Master Plan architect forthe redevelopment of Peugeot Citroën’s operations in Coventry. This extensive85 acre (35 ha) site will become the hub of what is hoped will be a catalyst forchange along the important east west link through Coventry city.The new Peugeot Citroën facilities are landmarks for the area and include a134,000 sq ft (12,450 sq m) headquarters, 60,000 sq ft (5,575 sq m) technical andservice training centre and 6.2 acre (2.44 ha) sports facility, including pitches andgymnasium.The new headquarters employs pure sculptural geometric forms and extensiveuse of glazed elements, allowing the penetration of natural light directly into theentrance plaza. Motorised external blinds reduce the glare and are controlled byexternal sensors that respond to the path of the sun. The plaza forms the base of aspine that runs through the building, leading through to a winter garden.A strong north south axis stretches from the headquarters, through the heart of thecentral commercial core, to a key multi storey development at the northern end ofthe site. It is hoped that the development of this scheme will help the regenerationof the surrounding areas and bring a positive new energy to the local community. 17

Our task wasto integrate 93,000 sq ft (8,640 sq m) of retail and commercial developmentalongside 462 dwellings.The design of the residential element addresses a wide range of social needs,from studio apartments to large town houses. These form individual environmentswith distinct character to encourage community life.Dickens Heath is a vital and vibrant community. Its unique waterside development islinked with other residential zones through a sequence of static and dynamic urbanspaces and pedestrian routes.To maximise the diversity of the village, a wide range of mixed uses andactivities have been accommodated, creating an environment of genuinequality and durability. 19

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS LITTLECOMBE, DURSLEY, GLOUCESTERSHIREIn 2002, Stephen George & Partners was appointed Master Plan architect fora new Sustainable Urban Community in Dursley, Gloucestershire. The 95 acre(37.5 ha) brownfield site formerly belonged to the industrial engine manufacturerLister Petter and was the subject of a joint venture between the South WestRegional Development Agency and St Modwen Properties Ltd.Taking on board the aims and objectives of SWERDA’s team, our designtransformed the steep valley brownfield site into a model of sustainableurban development.This includes 600 new dwellings, 182,990 sq ft (17,000 sq m) of industrial space(including the relocation of the remaining factories on site), community facilitiesand a training centre. Energy efficient design was stipulated at all stages andincludes one of the largest Biomass district heating systems in the UK.The site will achieve an overall CO2 saving of 30 per cent.To integrate the new development into the adjacent communities of Dursley andCam, a comprehensive network of footpaths and cycleways trace the valley floor.These create a linear route along the River Cam, which has been opened up foramenity and ecological value. 21

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS WATERFRONT CITY, LIVERPOOL, MERSEYSIDEStephen George & Partners won Mersey Docks Harbour Board competitionto Master Plan a major, mixed-use urban village in Liverpool’s Victoria Docks.This is part of a World Heritage Site which includes the famous Liver Building.Parking proved to be a major issue in this high-density urban area. We came upwith an ingenious solution. Our plans involved draining the old dock, concealing amulti-storey car park in its depths and then forming a shallow lid of water over thecar park to retain the appearance of the original dock.This innovative design included plans for buildings - hotels and a casino- appearing to rise up out of the docks. 23

Stephen George & Partners are master planning the site aspart of the development consortium.Macrobiotic power generation is proposed for the new community, which will belinked to greenhouse horticulture. A by-product of the process is organic fertiliserwhich can then be used to provide nutriment for a market garden enterprise.Materials should be naturally renewable and as far as possible should be locallysourced to reduce the energy input relating to their transport.Energy efficiency in both the design and construction of the development at everylevel will be maximised. Material resources and their carbon footprint will becalculated to establish as near a zero carbon footprint as is realistic. 25

The site, adjacent to J15 of the M1, occupies 40 hectares of land formixed housing and 30 hectares for employment, inter-linked with country parksand greenways.Through the establishment of a strong design framework, a balance betweenindividual identity and overall unity has been achieved in both the residential andcommercial zones of the development. Major infrastructure and enabling workshave ensured the village centre, housing and industrial zones are easily accessible,but protected from motorway noise by structural embankment planting.Strong landscaping boundaries provide screening for the residential developmentfrom the industrial units and tree-lined access roads provide a striking visual impacton entering the site. 27

Master Planning Portfolio | STEPHEN GEORGE & PARTNERS GLAN LLYN, LLANWERN, NEWPORTIn 2005 Stephen George & Partners were appointed to Master Plan partof the Corus steelworks in Llanwern to form a major part of Newport’seastern urban expansion.The comprehensive redevelopment of the 600 acre brownfield site will createa new community called Glan Llyn containing 4,000 new houses, a district centre,two primary schools, community facilities and two million square feet ofcommercial space. The new community will be developed around a series ofthree new lakes and extensive parkland. A series of greenways spread out intothe adjacent residential development zones creating linear wetland parks which,in addition to their SUDS function, create an extensive network of cycle andpedestrian routes.Development will be controlled through a series of sub-area master plans anddesign codes to ensure that the aspirations of the developers, St ModwenDevelopments Ltd, and the local authority are met.The development was granted outline planning consent in 2008 withinfrastructure works commencing in 2009. 29
