i have informed everyone of the data we posted on the blog. All are copied
on this email too: NOW TIME FOR ACTION ITEMS
here is some data about the house : just go through a few posts - from the

You all who contacted me and olga and ajay and in on case JB - asked for
information.
Last time, Todd and his wife gave us a list of questions to answer, it took us
about 13-17 PAGES in single 12 font type, with single or 1.5 line spacing to
finish.
Todd had not seen the house. You guys haven't either. This tine, luckily, we
have remodelling data, it was posted on the same blog { Todd one of them
came THROUGH the blog as someone pointed them to this blog of mine
You guys asked many questions, less than were asked by Todd, so it was
less time consuming this time. also this time, we had and have more
confidence in our data, because we hired contractors who worked and part
of their work required communicating to us via photos and Todd and his
wife - sent us photos, when they could and sometimes - albeit - in very
small occasions - contractors sent their photos as well.. In summary,we
have data in terms of -
[a] Material data - as in what kind of materials were used at the house
for remodelling - we have receipts all of them are online
[b] Photos - work in process before and after etc
[c] Financial data
I dont get to decide what data you would like to use to better understand
whatever it is you want to gauge from any data. We published all and now
we have taken the time to collate them all AND to map the data with the
quantitative and qualitative questions or concerns ..
For example: some data ajay provied to melanie, about the number of tress
we have in the house. Photos were annotated, count done, numbers
added, summary statistic provided. Ditto for Electric usage and cost data -
and for water and waste water estimates and so on.
What was left were some data one or More than one of you - asked for -as
shown under :
[1] how are repairs handled - we have a quick n fast process uses twitter -
at least you guys all can do that - or you can just email. faster is better in
my world.. and twitter in my opinion is faster and is better ?
[2] what is the list of the things you said is what you would like to get done {
todd also asked, when we would get the deck and the pool and driveway
done } its normal.
[3] Questions about - can you sign a 2 year lease ? and what happens after
July 2016 .. i have told everyone and its been public for a while that there is
a person named Lisa..
[4] General question about the dimensions of things - Todd ALSO asked
last time - If he can go inside while tenants were there to see if his furniture
could /would fit in.. etc ..You may have had different reasons.. anyway, the
data known to us, was provided
[5] Questions concerning the general neighbourhood and schools { Becky
didnt ask, she is from austin. and she has no kids) -
[6] Questions about the condition of the house
For this item number [6] - we didnt know how to address this - because you
guys havent seen the house, but are curious and we thought the best way
would be is to just list - dispassionately - what DATA WE HAVE :
for example:
+ we started with the mailbox - yeah its old and its not the best one out
there.. not our favourite stop.
+ and then moved along to the yard { you can see photos, we have on
blog} -
+ and then to stones and steps - its Texas Lime Stone - and then to the
drive way same stone -
+ to the carport area - which we just did - photos on the blog
+ if you enter from backdoor - its newly bought - from Lowes - and instead
of saying how others say - like oil rubbed bronze door handles.. we just say
GOOGLE - house of ..... DOOR and stuff.. but we forgot that you may not
know what to ask Google for.. and all this happened so fast.. Current tenant
said " Lets say we close in February. i will tel u in december or january that
we would be closing " ---
anyway, so to continue
+ If you enter from the FRONT DOOR - then you pass the deck.. and you
can - from pictures itself, gauge the size of the deck and the multiple levels
of the deck and that of the inground pool
+ but then someone asked for dimensions - so asked the records office -
because we couldnt ask tenant - and it looks like its between 200 and 2800
squate feet.. someone asked about the STAIN - we replied.. and so on.. its
redwood-semi-transparent stain and the wood is pine wood - pressure
treated.. - you can also ask Google for images and stuff .. here it is -

+Then you enter the house - from the FRONT DOOR - and what you see is
Kitchen, - floors are Granite - Cabinets are Maple. Its isalnd Style Kitchen.
Dish washer - as per Todd - is nearing the end of life - It would be replaced
or repaired - as soon as we have a repair request - and if we are in a mood
- we can get stainless steel - style - dishwasher, Rest assured we can
afford tenant's LEGITIMATE DEMANDS -
and since many of you SAID THAT YOU WERE HANDY - like you can
swing drills while having a saw jawl in your back pocket.. and also inquired
about
- when the hosue was bought - how did we manage the remodel..
we digged old photos and fired them up,, Viola - here you can ask

and the floor in living room is hardwood as well.. what brand i dont

+ now you also asked about appliances - well you did not but Todd said
that the appliances are not new so here is the information on appliances ->

expensive appliance - cost wise is the water heater and its not even 2 year
old -
i forgot - its a 50 GALLON WATER HEATER - { Jake asked if everything in
house is enough for two nible bodies :) ]
some people have advertized their westlake for rent house - and
mentioned new water heater - we dont advertize a house like that.. but its
a piece of data that helps .. assess how well or unwell maintained
the house may be ..
we believe - a picture is better than a thousand words - and that Google

+ so you seen living and kitchen - and ceilings and the masterbedroom, you can also

+ you can go down the steps - those railings and the steps are real wood - and then
you can get to the Utility room - dimesnions of which were provied and the flooring is
tiles and then the bathroom - floors are marble - cream marfil and the vanity is
double sink vanity, about 6 feet long and the faucets are modern and its vessel
sinks,
some tenants dont like vessel sinks.. most wont say what others DISLIKE - but we
DO and DID - but many do like it too - we dont know which tenant will like what and
we just dont want to be in a situation where we cant provide information and data to
make the right decisions.. for YOU .. but only you can decide whats right to you, if
you are above 18 .. ie..and at 21 you can even drink ..:) and yes the baseboards
werent done well, so you may decide if thats livable enough for you or not.. or you
can trust us that we will get it done right...WE JUST NEED SPACE AND TIME TO
BREATHE ..
+ we have also provided information about the mateails in the master bath room,
including jaccuzi - its basically crema marfil marble on floors and on walls.. FYI - the
marble is not on the walls of the TOILET area - its a separate toilet area
+ there is a half bathroom in the second floor - also called upstairs
+ now, what was left was dimensions of the rooms - AND REST PLACES here they
are AGAIN - all in one place
smaller bedroom : 13 by 15 - feet = 156 SQ FEET
larger bedroom - 14 by 25 feet = 350 SQ FEET
master bedroom -> 18 by 13 feet = 234 SQ FEET
Vanity in Smaller bathroom - about 6 feet long .. its a double sink vanity
Vanity in Master bathroom is much larger - according to contractor its
between 8.5 and 10 feet long.. its a single vanity.. which i want converted to
a double sink vanity
This data comes from contractor named Kelly Brady - date of measurement - September 2014
the deck is huge - records show sketches with cad drawing measuring
more than 2000 square feet -

left 2 YEARS AGO.. he is a nice guy i enjoyed talking to
him
he gave me information about my house that no
property manager did

Last time, Todd and his wife gave us a list of questions to answer, it took us about 13-17 PAGES in single 12 font type, with single or 1.5 line spacing to finish. Todd had not seen the house. You guys haven't either. This tine, luckily, we have remodelling data, it was posted on the same blog { Todd one of them came THROUGH the blog as someone pointed them to this blog of mine You guys asked many questions, less than were asked by Todd, so it was less time consuming this time. also this time, we had and have more confidence in our data, because we hired contractors who worked and part of their work required communicating to us via photos and Todd and his wife - sent us photos, when they could and sometimes - albeit - in very small occasions - contractors sent their photos as well.. In summary,we have data in terms of - [a] Material data - as in what kind of materials were used at the house for remodelling - we have receipts all of them are online [b] Photos - work in process before and after etc [c] Financial data I dont get to decide what data you would like to use to better understand whatever it is you want to gauge from any data. We published all and now we have taken the time to collate them all AND to map the data with the quantitative and qualitative questions or concerns ..
  • 2. For example: some data ajay provied to melanie, about the number of tress we have in the house. Photos were annotated, count done, numbers added, summary statistic provided. Ditto for Electric usage and cost data - and for water and waste water estimates and so on. What was left were some data one or More than one of you - asked for -as shown under : [1] how are repairs handled - we have a quick n fast process uses twitter - at least you guys all can do that - or you can just email. faster is better in my world.. and twitter in my opinion is faster and is better ? [2] what is the list of the things you said is what you would like to get done { todd also asked, when we would get the deck and the pool and driveway done } its normal. [3] Questions about - can you sign a 2 year lease ? and what happens after July 2016 .. i have told everyone and its been public for a while that there is a person named Lisa.. [4] General question about the dimensions of things - Todd ALSO asked last time - If he can go inside while tenants were there to see if his furniture could /would fit in.. etc ..You may have had different reasons.. anyway, the data known to us, was provided [5] Questions concerning the general neighbourhood and schools { Becky didnt ask, she is from austin. and she has no kids) - [6] Questions about the condition of the house For this item number [6] - we didnt know how to address this - because you guys havent seen the house, but are curious and we thought the best way would be is to just list - dispassionately - what DATA WE HAVE : for example: + we started with the mailbox - yeah its old and its not the best one out there.. not our favourite stop. + and then moved along to the yard { you can see photos, we have on blog} - + and then to stones and steps - its Texas Lime Stone - and then to the drive way same stone -
  • 3. + to the carport area - which we just did - photos on the blog + if you enter from backdoor - its newly bought - from Lowes - and instead of saying how others say - like oil rubbed bronze door handles.. we just say GOOGLE - house of ..... DOOR and stuff.. but we forgot that you may not know what to ask Google for.. and all this happened so fast.. Its isalnd Style Kitchen. Dish washer - as per Todd - is nearing the end of life - It would be replaced or repaired - as soon as we have a repair request - and if we are in a mood - we can get stainless steel - style - dishwasher, Rest assured we can afford tenant's LEGITIMATE DEMANDS - and since many of you SAID THAT YOU WERE HANDY - like you can swing drills while having a saw jawl in your back pocket.. and also inquired about - when the hosue was bought - how did we manage the remodel..

  • 6. expensive appliance - cost wise is the water heater and its not even 2 year old - i forgot - its a 50 GALLON WATER HEATER - { Jake asked if everything in house is enough for two nible bodies :) ] some people have advertized their westlake for rent house - and mentioned new water heater - we dont advertize a house like that.. but its a piece of data that helps .. assess how well or unwell maintained the house may be .. we believe - a picture is better than a thousand words - and that Google KNOWS - and SHOWS so here it is - + then you would get into the master bedroom - and you Jake and Melanie and Becky asked about "wow those are high up there ceilings - damn"

  • 9. some tenants dont like vessel sinks.. most wont say what others DISLIKE - but we DO and DID - but many do like it too - we dont know which tenant will like what and we just dont want to be in a situation where we cant provide information and data to make the right decisions.. for YOU .. but only you can decide whats right to you, if you are above 18 .. ie..and at 21 you can even drink ..:) and yes the baseboards werent done well, so you may decide if thats livable enough for you or not.. or you can trust us that we will get it done right...WE JUST NEED SPACE AND TIME TO BREATHE ..

FYI - the marble is not on the walls of the TOILET area - its a separate toilet area + there is a half bathroom in the second floor - also called upstairs + now, what was left was dimensions of the rooms - AND REST PLACES here they are AGAIN - all in one place smaller bedroom : 13 by 15 - feet = 156 SQ FEET larger bedroom - 14 by 25 feet = 350 SQ FEET
