WRITE: sampleAdi Irfan Che-Ani (Sr Dr.) is currently an Associate Professor at Department ofArchitecture, Faculty of Engineering and Built Environment, Universiti Kebangsaan Malaysia –UKM (The National University of Malaysia) and also the Deputy Director, Centre for LearningAccreditation (PAP) of UKM. He attained his PhD from University of Malaya, Malaysia in thediscipline of facility management (performance measurement). His research interests are focusedon Building Performance Evaluation (BPE), Housing Management, and Building Condition Survey(Condition Index). By profession, he is a Registered Building Surveyor in Malaysia, and served asSecretary of Building Surveying Division and the Councilor of Royal Institution of SurveyorsMalaysia (RISM). He is also a Corporate Member of The Association of Building Engineers(ABE), United Kingdom and a Malaysian Green Building Index (GBI) Certified Facilitator. Sr Dr.Adi actively involved in many research and to date have published more than 250 documentscomprises of international and national journals, proceedings, conferences, invited/keynotepapers, technical reports and bulletin/magazine in relation to his research interest. Hisconsultancy works mainly covers the building condition survey and inspection.   17. 17. WRITE: samplePurpose – Building inspection is one of the key components of building maintenance. The primarypurpose of performing a building inspection is to evaluate the buildings condition. Withoutinspection, it is difficult to determine a built assets current condition, so failure to inspect cancontribute to the assets future failure. Traditionally, a longhand survey description has been widelyused for property condition reports. Surveys that employ ratings instead of descriptions are gainingwide acceptance in the industry because they cater to the need for a quantitative approach. Thesekinds of surveys are also in keeping with the new RICS HomeBuyer Report 2009. This paper aimsto describe an assessment method.Design/methodology/approach – The paper proposes a new assessment method, derived from thecurrent rating systems, for assessing the buildings condition and rating the seriousness of eachdefect identified. These two assessment criteria are then multiplied to find the buildings score,which is called the condition survey protocol (CSP) 1 matrix. The matrix is assessed by means of acase study.Findings – Instead of a longhand description of a buildings defects, the matrix requires conciseexplanations about the defects identified, thus saving on-site time during a building inspection. Thefull score is used to give the building an overall rating: good, fair or dilapidated. The overall findingsreflect the reliability of the CSP1 matrix.Practical implications – The matrix needs to be tested on more and larger buildings to furtherassess its reliability.Originality/value – The paper focuses on the CSPI Matrix, a reliable and practical assessmentmethod for building inspections performed under reasonable property conditions. any reflection so far?
