  • Saltwater BargaraLocation Miller Street, BargaraClient CABE DevelopmentsArchitect PCASupervising Partner Peter IdeSummary of the ProjectLocated on the ocean front of Bargara Beach, overlooking the Pacific Ocean.This residential development consists of three levels of luxury units with abasement floor, a concrete roof, swimming pool and landscaping features.SituationWestera Partners were engaged to carry out the civil and structuralengineering services for the project. There were a number of challenges toovercome, one challenge was that the neighbouring properties were locatedreasonably close to the proposed basement excavation and were in risk ofbeing undermined. Another challenge was the depth of the foundingboulder matrix below the basement excavation.SolutionWe were able to design and develop a construction methodology thateliminated the need of expensive sheet piling, but still provided adequatestabilisation to the excavation batters for the basement earthwork. Thefoundation design of the building chosen was a high level spread footingsystem in the low bearing capacity sands with localised compaction toreduce settlement. We were also able to be flexible with our designapproach when the client decided to reconfigure the load bearing walllocations in an effort to optimise the final unit spaces to suit purchasers.ResultThe construction was carried out without any incidents, in time and withinbudget.   • Freshwater pointLocation Broadbeach WatersArchitect BDASupervising Partner Ross KeeneSituationFreshwater point is positioned in the heart of Broadbeach andneighbours Jupiters Casino and The Gold Coast Convention Centre. Thedevelopment boasts approximately two hundred and sixty units intotal across three buildings from four to ten storeys in height. The resortsfacilities include outdoor heated pool, children’s wading pool, sauna, spa,steam room, gym, fishing jetty, café and meeting/function rooms.SolutionWestera Partners were engaged by the client to provide Civil and Struc-tural Engineering Services to this project. The buildings sit over a doubleheight basement that pushes well into the surrounding water-table. Ten-sion ground anchors were required to resist the large hydrostatic forcesassociated with this aspect. Precast walls and columns were adopted tosupport the reinforced concrete slabs to assist in reducing the very tighttime frame given to construct the building. These precast elements wereconstructed off site and were trucked and stock-piled on site ready to belifted into place after each deck pour. The modern architectural designrequired large cantilevered slab elements that can be viewed from allelevations.ResultsFreshwater point was delivered to the client on time and within budget.The construction techniques adopted by the builder were very efficientand resulted in the building being the “talk of the town” at the time,with reference to the construction speed.WESTERA PARTNERS | PROJECTS | COMMERCIAL, MULTI-RESIDENTIAL AND INDUSTRIAL

The project consists ofsixty two unique architecturally designed homes created by four ofAustralias leading architect firms. The homes which are two and threestoreys high were required by the developer to be economicallyconstructed without compromising the designers creative intent.SolutionWestera Partners were given the responsibilty of creating a uniform,efficient and affordable construction methodology for all four architectsdifferent design variations. We were able to simplify complex problemsand explore extensive options to satisfy the builder, architects anddeveloper.ResultsThe completed homes have proven to be extremely popular in the marketwith many industry awards already been won.   • HarmonyLocation Runaway BayArchitect Hamilton Hayes HendersonSupervising Partner Clive CowdellSituationHarmony is a unique apartment development incorporating the fine art ofFeng Shui. The project comprised of six seperate buildings from betweenthree and eight stories in height built entirely over an undergroundbasement. The buildings size and orientation were paramount to thedesired theme. The development incorporates a common central courtyardwith pool, fire pit, private niches and community spaces surrounded byplanting which includes a number of original mature trees retained on thesite. A central water feature snakes its way through the central court-yardnaturally dividing the different spaces.SolutionWestera Partners were commissioned by the client to undertake Civil andStructural services on this project. The sites stormwater bio-retentionsystem was cleverly incorporated into the landscaping scheme. Thebuildings foundation raft slab and podium slab were post-tensioned due tothe large basement spans and carying load pattern above the podium deck.The roof slabs were also stressed to help ensure water-tightness. Generallythe typical floors were reinforced concrete supported on blockwork and castinsitu concrete walls/columns. The site had a high water table so particularattention was given to de-watering during the basement excavation andconstruction of the buildings to ensure this would not be an issue for thestructure.ResultsHarmony is a unique development with a lot of special featuresincorporated, that may not be necessarily visible and therefore appreciatedby the buildings occupants.   • Audi Centre Gold CoastLocation NewsteadArchitect Base ArchitectureSupervising Partner Joshua NealeSituationThe house is located on a very small site being only 230 square meters.The site also required potentially complex foundations due to theneighbouring property being built to the boundary. Bracing of thestructure was challenging as a result of the architectural form and theneed to maximise views.SolutionWe were able to design the structure to resist bracing loads by theintroduction of a simple steelwork portal frame and the introduction ofblockwork nibs which added minimal costs to construction. We alsoadopted a hit and miss approach to the foundation system to avoidundermining or underpinning of the adjacent residence which savedsignificant costs during construction.ResultsAn award winning architectural home that is intricate and yet structurallyefficient. The site had limited access which required liftingthe structure over the existing obstacles.SolutionThe design incorporated a welded steel chassis which can be seen in thephotos to act as the rigid support frame during the lifting process. Once thebuilding has been craned into position on the steel posts this frame thenbecomes the floor structure.   • Gold Coast MarinaLocation CoomeraArchitect Westera PartnersSupervising Partner Clive CowdellSituationGold Coast Marine Centre is a unique facility that provides boatowners and builders a place to work on their craft through hiring theCentres space and equipment. The facility is located within the GoldCoast Marine Precinct at Coomera, home of the world famous Riviera andMustang brands. The building spaces had to be flexible in nature due tothe wide variety of boat building exercises that were anticipated for thefacility.SolutionWestera Partners were commissioned by the client to deliver botharchitectural and engineering services for this project. We were alsoinvolved in Project Administration which inluded the tender process,builder negotiations, post tender and construction supervision. Ourdrafting team worked closely with the project owners to ensure everyaspect of the brief was covered in detail. Special design considerationwas given to the hire spaces including heights. Gantry cranes wereattached to the structural steel portal frames to assist tenants liftingheavy materials. Westera Partners worked very closely with the steelfabricators to ensure an economical design was presented which provedto be the most competitive design available on the market.ResultsGold Coast Marine Centre has become a popular facility for boat buildersand owners.
