  • 14. REQUIREMENT FOR CONSTRUCTION OF A.T.M. IN RESIDENTIAL USE ZONE     THE CONSTRUCTION OF ATM CAN ONLY BE PERMITTED ONLY IN A LANDMARK WITH AREA MORE THAN 300 SQ. M. THE MINIMUM WIDTH OF THE ROAD ON WHICH THE ATM IS LOCATED SHOULD BE MORE THAN 12 METER MAXIMUM GROUND COVERAGE FOR ATM MUST BE 6 SQ. M. WHICH MUST ALSO BE ENCLOSED WITHIN THE BOUNDARY MAIN BUILDINGS. EXCEPT THE COMMERCIAL AND OFFICIAL LANDMARKS IF THE CONSTRUCTION OF ATM IS PERMITTED THEN THE DEVELOPMENT CHARGE WOULD BE TAKEN AS PER THE APPLICABLE ZONING REGULATION CHARGE. 14
  • 15. • ANY BUILDING IN WHICH THE CONSTRUCTION OF ATM HAS BEEN PERMITTED MUST HAVE BEEN MADE BY FOLLOWING THE BYE LAWS FOR THAT BUILDING. • THE PROCEDURE FOR THE PERMISION OF CONSRUCTION OF ATM WILL BE SAME AS PER THE SPECIAL PERMISSION PROCEDURE SPECIFIED IN ZONING REGULATION. 15

REQUIREMENTS FOR SHOPPING MALL WILL ONLY BE PERMITTED IN COMMERCIAL OR SMALL OR SERVICE INDUSTRY TYPE USABLE LAND.  BUT BEFORE ATTAINING PERMISSION IT IS NECESSARY THAT BUILDING SHOULD HAVE FACILITIES LIKE PROPER TRAFFIC LOAD,CIRCULLATION SPACE,PARKING,WATER SUPPLY AND DRANAGE SERVICES,SUFFICIENT POWER SUPPLY,FIRE FIGHTING SYSTEM AND SEVERAL OTHER SAFETY MEASURES.  16
  • 17. • IN SHOPPING MALL COMPLEX,COMMERCIAL SPACES LIKE SHOWROOM,RETAIL OUTLETS,HOTEL,RESTRAURANT ETC. AND ENTERTAINMENT ACTIVITIES ARE ALL PERMITTED. • PROPOSED LANDMARK FOR SHOPPING MALL MUST BE MORE THAN 4000 SQ. M. • MIMIMUM FRONTAGE OF THE LANDMARK ACCORDING TO THE SURFACE AREA ARE AS FOLLOWS: S.A. OF LANDMARK MIN. FRONTAGE IN M. 4000 40 4001 TO 15000 50 15001 TO 50000 100 MORE THAN 50000 200 • MIN. WIDTH OF ROAD IN FRONT MUST BE 24 M. 17

DISTANCE FROM ‘CHAURAHA’ • THE ENTRY AND EXIT OF THE MALL WOULD BE GIVEN 18 FROM SERVICE ROAD INSTEAD OF MAIN ROAD.
  • 19. SYSTEM, SOLAR WATER HEATING SYSTEM ,EARTHQUAKE RESISTANCE CONTRUCTIN AND RAMPS FOR THE PHYSICALLY CHALLEGED PEOPLE. • THE DESIGN/STRUCTURE OF SLAB SHULD BE IN ACCORDANCE TO BEAR THE LOAD OF FIRE TENDER. 19
  • 20. REQUIREMENTS FOR AUDITORIUM OR CONVENTION CENTRE CONSTRUCTION OF AUDITORIUM WILL ONLY BE PERMITTED UNDER THE MASTER PLAN ZONING REGULATION.  MIN. WIDH OF ROAD MUST BE 24 M. I ALREADY DEVELOPED AREAS AND 30 M. IN DEVELOPING OR NEWLY DEVELOPED AREAS.  FOR COVENTION CENTRE PROPOSED IN AREA LESS THAN 10 ACRES F.A.R. IS 2.0 ALTHOUGH FOR 10 ACRES OR MORE  20
  • 21. • SET BACK,PARKING AND OTHR REQUIREMENTS WILL BE ACCORDING TO THE BUILDING BYE LAWS.` 21

REQUIREMENTS FOR SERVICE APARTMENTS      WILL ONLY BE PERMITTED INSIDE COMMERCIAL SPACE,HOTEL AND OFFICIAL/INSTITUTIONAL USE ZONES SERVICE APARTMENTS WILL BE WELL DECORATED AND ‘SELF CONTENTED APRTMENTS’ IN WHICH KITCHEN AND PANTRY SERVICE WOULD BE AVAILABLE. USED FOR STAYING FOR SHORT PERIOD OF TIME. MAXIMUM 20% OF THE TOTAL PERMITTED F.A.R. OF HOTEL OR OFFICIAL BUILDING WILL BE ALLOWED FOR SERVICE APARTMENT. DETACHED SERVICE APARTMENTS CAN BE CONSTRUCTED IN COMMERCIAL USE ZONE FOR 22 WHICH THE BYE LAWS AND F.A.R TO BE APPILIED
  • 23. • IN DETACHED UNIT MAXIMUM 20% OF TOTAL FLOOR AREA CAN BE USED FOR OFFICE,CONFERENCE SERVICES,GUEST ROOM AND RETAIL OR SERVICE SHOP. 23
