  3. 3. RELEXCO STEEL CASE GOODSMANUFACTURING PLANT EXPANSIONRelexco is a Dubai, U.A.E based company that produces lockers, storage andother steel case goods for offices and manufacturing plants. We recentlycompleted a feasibility study for their plans to expand into the US market with adistribution plant. This study included identifying demand sectors, competition andproduct differentiation. The study also provided the company with details aboutwhere to locate their plant based on areas of unmet demand availability of labor,comparative costs of operations, import ability from Dubai and distributionchannels.NORTHERN HOSPITALITY, LLCWe have invested into third party data in abundance. Our subscription baseincludes the highest levels of data available on over 700 industries, sectors, andmarkets spanning thousands of locations around the globe. In addition to marketdata, trend data, and industry specific data, we have also invested into mapping,engineering, site assessment, financial analysis, econometric modelling andenvironmental technologies that provide our clients with the most relevant, up-to-date and sophisticated approach possible.DOS LAGOS REGIONAL CENTER (EB-5 CENTER)The Dos Lagos Regional Center located in Corona California engaged us toprovide two feasibility studies. One study was for a 93 unit Live/Work rentalcondominium complex and the other for a K-Hotel, 116 unit luxury hotel andconference center. The studies were to be used by the developer to meetUSCIS guidelines and for EB-5 investor presentations. The scope of eachstudy included an Economic, Market, Cost, Financial and ManagementFeasibility analysis. HARD ROCK HOTEL PANAMAThe developers of Hard Rock Hotel, Casino, Spa, Golf, Marina Resortcontacted us for studies on their project as they are approaching the final pre-development and financing stages of their 421 acre resort complex thatincludes about 320 acres of golf, 200 plus lots and casas, beach front 601 unithotel complex, meeting space, commercial areas, and 200 slip marina inPanama.Because our experience in resort properties is in-depth they selected us toprovide the necessary third party reporting.OIL-TECH, LLC. USED LUBE OIL REFINERYWert-Berater, Inc. provided a feasibility study for a Oil Tech, LLC, a U.A.E., Dubai based companyseeking to replicate its success in Texas by bringing its used lube oil refinery technology to the USA.The firm is in the process of developing the $10 Million refinery with the assistance of a USDA LoanGuarantee through the USDA Business & Industry Program. The feasibility study was complex inthat the market analysis had to interpret not only market conditions, but pricing and breakevenanalysis in a volatile market for oil products. Refineries are unique in that when raw material pricesincrease, it’s the refinery that experiences problems in profitability because end users are notalways either willing to pay the higher prices or demand decreases. Wert-Berater, Inc. are experts inrefineries of all types.DICKEY’S BARBECUE PIT RESTURANTSA local franchisor contacted Wert-Berater, Inc. to provide two feasibility studies for thedevelopment of Dickeys Barbecue Pit family restaurants in Henderson and Las Vegas,Nevada. The projects were to be financed by a commercial bank and private equity. Each ofthe projects were about $2.5 million in total start-up and development from ground up. Wert-Berater, Inc. provided the two reports for the separate locations within about 60 days and metthe developers timeline. The studies provided the lender, investors and developers with keeninsight into their marketing area. Despite the weak market conditions in both areas, it wasdetermined that the demand for the Dickeys food type would be sufficient. BLUE OASIS SUPER INTENTIVE SHRIMP FARMThe first commercial super intensive shrimp farm looked to Wert-Berater, Inc. to provide therequired studies for their bank loan application and USDA Business & Industry Loan Guarantee.The company has been in research and development for 8 years prior to the opening of theirfirst 500,000 lbs. plant located in North Las Vegas, Nevada USA. Wert-Berater, Inc. has alsorecently provide feasibility studies for a super intensive shrimp farm in Ridgeland South Carolinaand one in Doha Qatar. Because of the lack of proven history, super intensive shrimp farms areemerging slowly. We have learned much about this commercial use of tested technology andunderstand the biological challenges that lay ahead. Blue Oasis Pure Shrimp is the evolution ofthe industry and is a well supported facility. Its production represents less than 2% of the localdemand of about 60,000lbs per day in Las Vegas, Nevada.PRIVATE LABEL VIRTEROUS CHINA MANUFACTURING PLANT, KOKOMO, INDIANAWert-Berater, Inc. recently completed the feasibility study for a start-up $17.5 Million private label vitreouschina manufacturing plant in Kokomo, Indiana. The 327,000 square foot plant was designed to create about125 direct jobs and over 300 indirect and induced jobs. The firm is seeking a loan guarantee through theUSDAs Business & Industry Program. The company, Patriot Porcelain, LLC, was in joint venture withGerber Plumbing Fixtures, LLC. Gerber Plumbing Fixtures manufactures residential plumbing products,including vitreous china sinks, toilets, and bidets in more than 20 colors and styles. It also makes faucets,drains, fittings, and accessories for kitchens, bathrooms, and laundry rooms. The company has a line oftoilets, lavatories, urinals, and mechanical and electronic faucets and flush valves for commercial clientssuch as hotels, schools, and health care facilities. It sells to builders, plumbers, and homeowners throughwholesale distributors across the US and Canada. Gerber is majority-owned by home-improvement productmaker and distributor Globe Union Group. Gerber is headquarted in Woodbridge, Il, USARECENT PROJECTShttp://www.wert-berater.comNAPIER GRASS TO FUEL PELLETS PLANTSuryachakra Power Corporation approached Wert-Berater, Inc. to provide a feasibility study of anagricultural base and the production facility for making bio mass fuel pellets from Napier Grass. Thelocation is in a rural portion of the State of Andhra Pradesh in south India. The Company has inexcess of 1,400 acres that is presently under cultivation for several crops. This land will be used toproduce Napier Grass for the pellet operation. Additional biomass stock as needed will be providedby expanding the land area through purchase or lease or by having other land owners in the areaproduce the Giant King Grass. The feasibility study was provided for use by the United States EX-IMBank.

PARAISO DEL MAR RESORTParaiso del Mar Resort is located in Paraiso del Mar, Baja California Sur, La Paz, Mexico isa resort property consisting of 1,158.67 acres of ocean-front property, located on apeninsula that is across the bay from La Paz.Paraiso del Mar is entitled for 2,236 residential condominium units, 1,686 single-familyhomes, 2,050 hotel room units, a marina facility, two golf courses and about 20,000 squarefeet of commercial/retail space.Wert-Berater, Inc. provided required studies for financing purposes.RECENT PROJECTShttp://www.wert-berater.comCANOLA OIL REFINERYAgStrong has undertaken to establish regional value added farmer participating processing facilitiesproducing food grade non-GMO and expeller pressed canola and sunflower oil. One of our primarypurposes is to help strengthen family farms. AgStrong helps strengthen family farms by:+ Partner farmers can realize increased revenue through receiving dividends from a logisticallyadvantageous vertically integrated processing facility.+ Providing a local and regional market for high-value crops.+ Providing agronomic support to allow new farmers to enter into the production of canola and sunflowerswhich provide a lower risk crop option.The desire to undertake this project has been motivated by seeking to establish a system in which existingfarmers can be benefited as well as seeking to help new family farms be put in production. With thechallenges of new farmers venturing directly into grain production we established Bowersville FamilyProduce (a farm incubator project). This provides a lower capital/expertise opportunity for new farmers.Wert-Berater, Inc. provided the feasibility study for AgStrong when they were seeking a loan backed by aUSDA Loan Guarantee for their new canola oil refinery in Georgia.
  7. 7. HIGHEST & BEST USE STUDY RETAIL DEVELOPMENTWestcor Companies of Las Vegas, Nevada looked to Wert-Berater, Inc. for aHighest & Best Use study for a retail 2.82 AC site in Henderson, Nevada. Weprovided a complete site analysis and review of what was legally permissible.From our conclusions we forecasted local vacancy and rental rates for retail usesand proposed to the client the best use for the site. Our forecasts were used bythe company to determine its holding position on the landASSISTED LIVING FACILITYDaniel Corporation of Maitland, Florida engaged us to provide a feasibility study for a two story,private pay assisted living and memory care facility on a 5.6 acre site in Orlando, Florida. Theproject was in the land acquisition phase so we had to work fast. We provided a complete study inabout 28 days that was comprehensive in terms of providing the company with a land play strategy.We analyzed the demand populations that included the 40 to 60 year population that importsparents to the area, existing seniors of 75+ years old and their ability to pay; service demands,operational costs and a maximum cost for the facility so that the company could understand if theper bed unit cost for the site was reasonable as part of their due diligence process. The land waszoned and entitled for over 106 bed units by Orange County.SUPER INTENSIVE SHRIMP, VERMINCULTURE AND HYDROPONICSThe managers of the Institute of Ecolonomics has used Wert-Berater, Inc. for multiplefeasibility studies including their proposed in-door super intensive shrimp farm,verminculture and hydroponics farm in Martnsville, Indiana. The plant was proposedas a 30,000 square foot facility in a renovated and recently remediated Brownsfieldsite. The project was seeking a USDA loan guarantee from the Rural Developmentprogram. CRITICAL ACCESS CARE HOSPITALWhite Mountain Regional Medical Center is a small local Critical Access Hospital inSpringerville,, Arizona serving the rural communities of southeast Arizona and westernareas of New Mexico. We provided the financial feasibility study for their plannedexpansion to a 25 bed capacity of over $3 million in costs. The existing facilities had inbeen in place since the 1960s and the planned expansion was designed to modernize theplant to better serve the community. The financial feasibility included a determination ofunmet demand, required financial ratios and a forecast of financial ability to repay theUSDA rural development loan.GOLF COURSE RESIDENTIAL LANDTextron Financial is a provider of financing for golf course related developments that includeland and golf course. We provide a study on a proposed subdivision in the troubled Lake LasVegas resort area to help them determine a strategy for an entitled parcel that they hadforeclosed on. Our study provided them with a short and long term plan as to how to betterposition the site and to work within the bounds of the market in an area that had collapsed inthe market crash of 2008.RENTAL APARTMENTS IN ST. GEORGE UTAHCapsource is a private funding group that contacted Wert-Berater, Inc. to provide a completefeasibility study on a rental condominium project a top a hill overlooking the St. George, Utaharea. We had recently completed a similar study for a smaller residential condominiumproject for Metro Development who referred us. The study included an analysis of marketdemand, unit rental and for-sale pricing trends, an analysis of the proposed costs, internalrates of return and an evaluation of the investor’s risk. HIGHEST AND BEST USE STUDY – MEDICAL OFFICE SURPLUS LANDSterling American Investments, Inc. has owned an underdeveloped parcel improved with a16,000 square foot successful medical dental office in Irvine, California. As seen in the aerialphotograph, the challenge was to use the site to its highest and best use without losing thetenants and at the lowest cost possible.
