    • Transforming Housing Services Matthew Fox, Chief Executive With permission, extracts from a presentation made at an Inside Government IoT event on 28th November, 2013
    • Background Viridian is a housing association with 16,000 homes in London and the Midlands. They employ 1,100 people and house over 30,000 tenants. Self-confessed “not a technology expert”. Haven’t started with any IoT applications yet.
    • Why? Corporate commitment to embracing change Tech solutions for the “biggest problems” Social Impact – using the internet means can – – – – Multiply impact Do it more cheaply Be more targeted Be more responsive.
    • How? Organisation: – Desire to “Pilot, research, roll out” – Need to be more open to more ideas – Nurturing an App culture Customers: – High cost / high anxiety – Vulnerable children / families in crisis.
    • Challenge #1 – Repairs Know cost of any damage in real time Intelligent building components. Real time stock condition.
    • Challenge #2 – Problem Tenants Content theft – Record of everything Illegal Subletting – Alert when the tenant is not living there Dumped Rubbish – Identification of original owner
    • Challenge #3 – Operating costs Savings on utilities – Use less power – Get better tariffs / use pool purchasing power – Avoid winter deaths Digital identity providing an individual’s consumption information as they move. Savings on insurance.
    • Challenge #4 – Doorstep visits Know the full story on the doorstep – – – – – Energy usage Noise level issues Damage Maintenance TV, energy, phone choices
    • Challenge #5 - Development Building new homes – More accurate lifecycle cost – Understand quality of previous jobs
    • Challenge #6 – Letting Empty Property Know full history of a potential new tenant Know financial transaction history Better matching to avoid under/over occupancy.
