  15. 15. ©2011 US Foreclosure™ . All Rights Reserved. <br />Example – Walk-AWAY<br /><ul><li>Investors owns rental property worth $200,000.00, but encumbered for $300,000. He wants out.
  16. 16. USR contracts to manage the property.
  17. 17. Client hires attorneys referred by USR. Client pays a small retainer (roughly $1500) to attorneys. All other attorney fees are paid by USR.
  18. 18. Client no longer has to deal with property. Has peace of mind that he still owns property, but doesn’t have to worry about it.
  19. 19. Bank agrees to settlement for $120,000, no DJ, and negative trade line removal. USR buys property and immediately resells for $190,000.
  20. 20. After normal costs of sale (real estate commissions and closing costs), resulting profit is $60,000. Original owner gets $12,000!</li></li></ul><li>©2011 US Foreclosure™ . All Rights Reserved. <br />Example – Owner-Occupied<br /><ul><li>Couple is behind on payments, can’t catch up, and will lose the home. It is currently worth $200,000, but they owe $300,000 on it.
  21. 21. They enroll in Owner-Occupied program and sign contracts with USR.
  22. 22. USR refers them to attorney and they contract attorney for a small retainer (usually around $2,000) and monthly fees (usually around $1,000). Attorneys begin to litigate on their behalf.
  23. 23. They live in the home for another 6 to 24+ months while litigation is taking place.
  24. 24. The bank agrees to settle for $120,000, no DJ, and negative trade line removal.
  25. 25. USR buys the home for $120,000 and immediately resells it for $190,000.
  26. 26. Couple moves.

All Rights Reserved. <br />What’s the catch?<br /><ul><li>No “catch”. Companies are very reputable and dealings are all honest and transparent. The programs are not right for every person, but are the best solution for many.
  28. 28. They don’t take properties worth less than $150,000 because it is not worth it to clients (attorneys fees are higher than what the results will be).
  29. 29. Settlements with banks vary, so there’s no guarantee on time or amount of profits.
  30. 30. The goal of the programs are to resolve the client’s real estate situation. They work to do that while profiting.
