  4. 4. 4 CREATE Comprehensive Zoning Tools • As-of-right zoning incentives, with location and density criteria  Chapter 40R/Smart Growth  Compact Neighborhoods • Expedited local permitting (43D) • Comprehensive Permits (40B)  Overrides local rules if community has not produced enough affordable housing  Option for “friendly” 40B with community & developer working together
  5. 5. INVEST 2013 MassWorks Infrastructure Awards Awar2013 ds • New MassWorks priority: multi-family in mixed-use districts • Of 33 funded projects, 20 met this criteria. These 20 projects will mean the near-term creation of 2,518 multi-family units • 85% of spending went to projects with a mix of residential & commercial uses, and 72% were TOD
