Ltd. was originally formed in the United States in 1985 by Van Stokes Sr., an aerospace engineer who had previously worked for NASA.  Stokes Industries is now an international company with its main offices located in Macau and subsidiaries located in Africa, Asia, Europe, North America and South America. Its list of customers ranges from large government agencies to small parking lot operators.  Stokes Industries’ operational divisions specialize in the entire parking venture, including: equipment, layout, traffic flow, environmental considerations, historical integrity, revenue collection, safety, security, and the general availability of parking.

Why Automated Parking?I Don’t Want To Be a Pioneer!  Over 500,000 spaces will be installed in China this year.  Oldest system currently operating in the USA was built in the 1920’s “The Electric Garage”. It has 20+ levels and is located in Chicago at 605 South Wabash.  Stokes has been involved with the installation of over 20,000 spaces in New York City and over 100,000 worldwide.  The World Financial Center has over 800 automated spaces, and it’s final design and engineering was done be Stokes Industries.I would like to be thought of as an Industry Leader!

Why is this so Important?Increased Pressure on Auto Industry  Expected growth will be primarily urban….need to be in market.  Increase pressure on real estate prices in urban corridor.  Optimal use of real estate is not a car dealership.  Moving a dealership could risk the loss of dealer point.  Increase in cost of construction  Systems can be relocated  Systems can be build on VERY SMALL footprints. 20x Density  Systems can be used to help market cars with View Walls.  Systems help protect vehicles from a multitude of risks and perils  Systems are much more economical than conventional parking decks.  Systems can greatly reduce operating costs, and increase CSI  In aggregate, parking is an Auto Dealer’s BIGGEST operating expense!I was told by a Sonic Board Member “We are really in the Parking Business!”

  • 31. Prototype-Auto Dealer SystemHEIGHTFirst Level: To maximize utilization of cubic mass, this level could be aslow as 84” and accommodate vehicles. To create a more comfortableenvironment, I would recommend the first level be open and 108”-144” inheight.Levels 2-15: To accommodate SUVs these levels need to be 84” tall oncenter. Standard vehicles can be accommodated with 70” height.Expandability: Electric 2 - 9 Levels, Hydraulic 2 -15 Levels
  • 32. Prototype-Auto Dealer SystemWIDTHThe unit to the right has 3 Columns. One columnswill need to remain empty to allow for deployment.Empty columns are called deployment columns. Thisis to allow for the horizontal sliding of vehicles. Thetop space of a deployment column can be used topark a vehicle, since it will never need to slide to leftor right.The structure could have unlimited width. The widthis expandable in increments of 8.5. Additionalspace can be added between machines (typicalmachines are 3 and 5 columns wide) for added roomfor passenger entry. Since these systems will beused primarily by trained valet, I do not think theadded space is needed.

Alucobond, Perforated Metal, or even use banners and cover with graphics. We could use fabric banners as a siding and probably not have to comply with codes trying to claim this is a building vs. rack

Per the request of Tim Hallice, an additional allowance was made for weather related risks (hail).  Case Study No. 3 – American Service Center Mercedes-Benz This is an existing customer. The actual numbers were provided by Ralph Mastantuono (GM). Ralph was CFO prior to becoming GM. The only addition to his estimates were for weather related risks (hail).  Case Study No. 4 – Toyota Tysons Corner This is an example of how automated parking can enable a dealership to best utilize existing real estate. Traffic moves at 5 minutes per mile. • Anticipated rent $10,000 per month. • Increased potential for damage to vehicles from theft, vandalism & transit. • Potential for damage from weather related events. • New lot will be leased and subject to periodic renegotiation and/or termination. • Excess labor costs due to transporting vehicles to and from primary location.

Call to ActionEstablish Critical Path – Goals, Properties and Components  Goals: Over the next 180 days, develop clear strategy to save $500 Million over a 20 year period by identifying, evaluating and monetizing dormant assets.  If 15% of Sonic Dealerships can save average of $20 Million = $500 Million  Determine criteria for evaluation based on: existence of remote parking, risk factors effecting asset, lease expirations, local real estate values and opportunities, etc.  Identify key players, suppliers and professionals.  Engage Stokes Industries to report to Facilities, Real Estate, Operations, Risk Management & CFO.
