BUILDING FACT SHEET  The first Trump® -branded property to be built in Canada, Trump International Hotel Tower Toronto® will be one of the tallest buildings in the country when completed.  Ground-breaking event held in October 2007. When he heard the Trump Organization and its partner, Talon International Development Inc. were creating a magnificent 60- storey residential and luxury hotel tower in Toronto, he was among the first to invest. He bought a pair of two-bedroom residential suites plus three studio hotel condominiums. His plan is to let the Trump Organization manage them, renting both residential and hotel suites while he earns a satisfying return on his money. Investing in hotel suites is a trend sweeping the United States, says CNN Money.com, the news network’s on-line magazine. The reason? Great cash flows, no concerns for maintenance and reasonable cash requirements as a down payment. Leverage is key, especially in these times of low interest rates. “I love the Trump properties and I own suites in four of them,” says Dr. Soloway. In fact, he has five suites in NewYork, three in Chicago, five in Las Vegas and five in Toronto. The doc- tor also owns suites in other hotel prop- erties throughout the United States. Toronto’s Trump Tower, however, holds a special place in his heart. “Toronto is a wonderful city and it has emerged as a major world centre for arts, entertainment, sports and invest- ment. Just look at the flow of U.S. and European and even Asian investors eager to cash in on its real estate,” he says. “These suites allow small investors like me to do the same thing. My phi- losophy is to do what feels right,” he says. “I would never buy anything I could not live in myself and I focus on five-star properties. They are virtually recession-proof.” As Dr. Soloway points out, no mat- ter what direction the economy turns, wealthy people will always travel and they will always stay at the best hotel cities have to offer. The new Toronto Trump International Hotel Tower, situated in the heart of the financial district at Bay and Adelaide streets, will be one of the very few world-class five star properties. It is certain to draw athletes, celebrities, top business exec- utives, in fact, anyone with a longing for luxury, Dr. Soloway says. “In the United States, the FDIC insures savings accounts up to $100,000. Demand for properties such as the Trump Tower is as good as FDIC insurance for money invested in high-end hotel suites,” he says. His view is that those same fac- tors apply to Trump Tower resi- dences. The two he has purchased, both two-bedroom suites, will sit high up in the tower. “I chose one looking north and one looking south over the lake,” Dr. Soloway says. “That way I have both of those splen- did views covered.” Dr. Soloway says he bought the New York City Trump International suites right after 9/11, an enormously clever move as it turned out. “When that tower was built in 1997 it sold for $500 (U.S.) a square foot. Just before 9/11, the asking prices were in the range of $2,000 to $2,500 a foot,” he says. “The events of 9/11 drove prices down to about $1,000 a foot and that is when I jumped in. I knew the property would come back and it has.” Trump NewYork is running at an 83-per-cent occupancy rate, which means Dr. Soloway collects his share of room rents much like an annuity. “The cash flow has been tremen- dous; it allowed me to reinvest in those other properties in Chicago, Las Vegas and Toronto,” he says. I t may win a footnote in his- tory as the day Toronto took a great leap forward toward its rightful status as a world- class city. Billionaire develop- er/hotelier Donald Trump and his Toronto partners, Alex Shnaider and Val Levitan, heft- ed gilded shovels and symboli- cally started construction on the half-billion-dollar Trump International Hotel Tower. Toronto’s Trump Tower was the spark that ignited a blaze of new luxury projects in the downtown core and still stands among the finest when it comes to elegance, service, quality and lasting value. That is one of the things Mr. Trump made clear at the October 12 ceremony on site at 325 Bay Street. “When we open in 2010, both visitors and residents will experience a unique, five-star property that will be unlike anything else in Canada and be among the most magnificent luxury developments in the world,” he told the assembled throng. His Trump Organization will manage the property, which bears his name. It joins similar offerings in cities such as New York, Las Vegas and Chicago. Nor was he alone in his praise for the stunning 60- storey tower. “Trump International Hotel Tower is an out- standing addition in the heart of our city,” said Councilor Pam McConnell. “It will be a remarkable, invigorating addition to our central downtown core and a boost to our economy.” Mr. Levitan, president and CEO of Talon International Development Inc. and his chair- man, Mr. Shnaider, each took the opportunity to celebrate the remarkable achievement. “Everything about this property will redefine luxury,” Mr. Levitan said. “From the elegant design of the hotel rooms and residences, to the unmatched quality of services and amenities that will be avail- able around the clock, no detail has been overlooked.” The groundbreaking was a two-pronged celebration, Mr. Shnaider said. The hotel and residential suites in the first phase were substantially sold, which translates into 70 per cent of the building. I f Dr. Ganesh Ram or Dr. Stephen Soloway were ever asked to write a prescription for the best in luxury lifestyles, they would probably advise doing what they have both done themselves: buy a suite in the new Trump International Hotel Tower in Toronto. “I have already been an owner of suites in similar towers in New York and Chicago and I know the concept works,” says Dr. Soloway. For both doctors, the conve- nient location of the building itself was a definite plus in their decision process, especially for London, Ontario-based, Dr. Ram. “As a physician, one of the draws for living in a building like this, aside from its obvious luxury, is its location,” says Dr. Ram. “It is really close to all the major convention centres and major hospitals.” It might be difficult to find anyone in Toronto – or even in Southern Ontario – who has not heard of the new Trump Tower: A 60-storey, green tinted glass spire now rising from the corner of Bay and Adelaide Streets in the heart of the city’s financial district. When completed next year it will offer a five-star, 261-room Trump International Hotel on levels 11 to 29 and 118 one-of-a- kind luxury residences on levels 33 to 60. In between you will find such luxury lifestyle amenities as a two-level spa and fitness centre, a fine dining restaurant overlooking the city and an opulent residents only Sky Lobby with an enclosed 800-foot out- door terrace. The hotel rooms are being sold as condominiums and there are indeed still a few left start- ing at $900,000. The remaining residences start at $2.1-million, which will buy a 1,310-square- foot, one bedroom suite with its own snug library. But the starting point is just that. Residences at the Trump Tower can be as large as 7,000 square feet and cover two floors. Dr. Soloway, who runs a busy clinic in New Jersey, is the proud owner of a number of hotel and residential suites in the Toronto tower. It is not his first partner- ship with the Trump Organiza- tion. Over the years he has invested in 33 Trump properties in major U.S. cities. “For me, the Trump experi- ence has allowed me luxury, se- curity and a convenient lifestyle,” he says. Dr. Ram, who practices medi- cine in London, Ont., bought a 600-square-foot hotel suite on the 15th floor just minutes after touring the model suite. He is now seriously considering a resi- dential suite – a penthouse – as a home away from home. “My love affair with Trump started the moment I heard he was building a condo in Toron- to,” says Dr. Ram. “I have already bought a hotel suite and am looking to pick up a residence as well.” What these men have in com- mon is an appreciation of true luxury combined with great value. Dr. Soloway and Dr. Ram both expect to make great use of their hotel suites when they visit the city, which Dr. Ram does on a weekly basis. The rest of the time the hotel will rent the suites to hotel guests and share the net income with the doctors. The location is a special bo- nus. “For me, when I come to work here, access is very easy and the thing for me is that I enjoy a luxurious place after a hard day’s work. There is no better feeling than walking into a five-star hotel and having the pamper of luxury take care of you. “I think that is one of the big- gest draws for my purchasing at the Trump Tower.” Dr. Soloway is no stranger to the Trump style. It all comes down to the exquisite detail, he says. “All units are studio apart- ments rather than just hotel rooms. If you want to just stay in for the night; you never have to leave the room,” he says. “As an owner I can go and enjoy all the amenities anytime I like – the finest linens, the flat screen TVs, the electronically controlled drapes. If you forgot something – anything from dry cleaning to your toothbrush – you just ring down and the staff brings it right up.” As for deciding which type of property to purchase, the key is to go for the best or go for the cheapest, says Dr. Ram. “The key is not to buy in the mediocre realm,” he says. “You either go high end or go really cheap. With a partner like the Trump Organization running the hotel, you definitely know that this is the highest you can get.” But is there one aspect of the Trump brand or lifestyle that excites the doctors the most? “If I had to put it down to one word it would be exclusivity,” says Dr. Ram. “Anyone who lives here will be a member of an elite group of people who are able to enjoy life the way I believe it is meant to be enjoyed.” The curtain is going up on the new Trump International Hotel Tower Toronto® – literally. The remarkable green glass walls that sheath the 60-storey tower at Bay and Adelaide Streets was up to the 12th floor by mid-April and are being fas- tened into place at the remark- able rate of one floor every four days, says Lyndon Devaney, architect and client representa- tive for developer Talon Interna- tional Development Inc. Drop by the site and watch in wonder as a giant crane hoists the five-foot wide, floor-length panels into place and nimble workmen attach the fasteners to snugly fit each massive plate into position. “It is really a remarkable process,” says Mr. Devaney, who originally worked as an archi- tect on the project alongside designer Eberhard Zeidler, but could not resist the opportunity to become more deeply involved in seeing the project through all its stages. When Talon offered a job he took it. Remarkable on several levels. The first is that Toronto’s shin- ing Trump Tower will be one of only two or three residential towers in the city to use a glass curtain wall for its exteriors. “Curtain walls simply make the best sense for towers of this size,” Mr. Devaney says. “They ensure a tighter seal [no wind whistling down elevator shafts here], they offer spectacular floor-to-ceiling views and they better withstand whatever the weather throws at them. “High rise office towers of this size all opt for curtain walls. I have never understood why residential towers did not.” Remarkable, too, in its fabri- cation. The Tower gets its two- toned green glass panels from Far East Aluminum, located near Shanghai, China. Far East not only has vast experience supplying Shanghai’s unprec- edented construction boom, but also provided the curtain wall for the world’s tallest structure – the Burj Khalifa tower in Dubai. The panels are manufactured in China, then packed three at a time in specially designed tubular steel shipping racks; the racks are loaded into giant containers and travel by ship to North America where they are then trucked to the Toronto building site. “We get about eight contain- ers a week and by the time we are done we will have unloaded between 400 and 500 of them,” Mr. Devaney says. Another remarkable fact: To date only one of the glass panels had to be sent back. The final impressive facet of this intricate global approach to construction is the speed with which the panels are being installed. “It took a few weeks to master the process,” says Mr. Devaney. “But then the crews, which start work after 3 p.m. because of the scheduling requirements for the giant crane we have on site, quickly got it down to a very slick routine.” By the end of March, their pace had quickened to one floor a week and two weeks later it was down to the current pace of one floor every four days.” You can already get a glimpse of just how beautiful Trump To- ronto will be when completed, he says: A slim, elegant spire, shimmering in green glass with bronze highlights soaring more than 900 feet into the sky. Keeping complex project on target means round-the- clock effort Toronto’s Trump International Hotel Tower seems to be rising skyward faster than a slim, green bamboo shoot after a spring rain. It’s now less than a year until the hotel opens; the first occupants start moving into residential units soon after that, with significant completion expected by Fall 2011. “We are right on time with the concrete pour and maybe two weeks behind with the curtain wall that forms the exterior of the tower,” says Marc Bohemier, senior superintendent for gen- eral contractor Lewis Builds Inc. “But the curtain wall team has now found their rhythm. “I think we will make up that lost time within the next few weeks and then everything about this project will be right on time.” Given the size and complex- ity of the project, being bang on time is a remarkable achieve- ment. By mid-April, teams of form- ers, reinforcing bar experts and concrete pourers had reached the 27th floor, nearly the half- way mark for the tower. They were adding a floor every week. Each floor slab takes about 325 cubic metres of concrete, delivered to the site by about 20 trucks a day. “To date we figure we have poured 25,000 cubic metres and we are about five floors short of halfway,” says Mr. Bohemier. Down below – 15 floors below to be exact – specialized work- ers were fastening the large green glass panels that clad the structure. They can now complete a floor every four days, according to Mr. Bohemier. And seven floors below them drywall installers were hard at work on the interior spaces of the Trump Hotel’s first floor. Below level 8 are the parking garage and delivery areas. They are now being used for storage of building materials and will be among the last spaces to be finished. “Right now we have about 200 people on site. In a month or so there will be 300,” says Mr. Bo- hemier. “That is when we expect all the other trades to start their work – carpenters, tilers, the men and women who install the flooring and electricians among them.” Building the new Trump International Hotel Tower (Toronto) has become a round- the-clock job. The concrete formers show up as early as 2 a.m. to get ready for that day’s pour. Then the men who install the reinforcing steel take over, followed by that fleet of trucks. The concrete they carry is pumped up through a large pipe; too high and too slow to use a crane and a bucket. Besides the single crane has to do double duty; lift materials to whatever floor the concrete team is working on in the morn- ing and then perform the same task for the curtain wall install- ers in late afternoon. “The curtain wall team starts around 3:30 p.m. and it is not unusual to see them still at it in the dark at midnight or even 1 a.m.,” Mr. Bohemier says.
