A five building community of over 900 loft-style condominiums and family-friendly townhouses, together with street-level restaurants, cafes, and boutiques, it is about a new way of living, and a new style of living, unlike any other in Toronto.

Conceived by Montreal-based Saucier+Perrotte Architects, working together with Toronto-based ZAS Architects, River City will look like nothing else in Toronto.
Neither typically modern nor in any way historical, Saucier+Perrotte's design at River City will combine bold forms with inflected planes, dark panels with transparent glass, and raw materials with soft landscaping, all in ways that reflect our unique surroundings.

Developed by Urban Capital and designed by Saucier + Perrotte Architects, one of Canada's most respected and award-winning design firms, River City will be a collection of bold forms and innovative spaces.
The West Don Lands will be a sustainable community where design excellence, sustainability and technology come together. Designed to be a lively and vibrant neighbourhood, it will offer a mix of housing for people at all stages of life and income levels. It will feature nine hectares (23-acres) of parks and public spaces, 6,000 new residential units of which 1,200 will be affordable housing, transit connections within five minutes of each home, and 750,000 square feet of employment, commercial and community space. The revitalization of West Don Lands will proceed over the next 10-12 years in three phases.

The park sits on the FPL, and as a result will actually be two parks in one, depending on where on the FPL it sits. An urban “prairie”, made up of grasslands and wet meadows, will define the eastern half of the park, on the “wet” side of the FPL, where wooded vegetation is prohibited. On the “dry” side of the FPL, making up the western half of the park, a denser urban retreat of rolling hills, water features, native woodlands and open lawns is being built. SIZE: 18 acres DESIGNER: Michael Van Valkenburgh Associates, Boston COST: $15 million COMPLETION: Early 2012 DON RIVER PARK 75% complete The most extensive park ever to be built under an overpass in Canada, and the first in Toronto, Underpass Park will transform the once derelict and underused space beneath the Richmond-Adelaide ramps into an innovative urban park. Defined by the imposing concrete supports of the overpass, Underpass Park innovatively re-engineers both the covered and open areas under the overpasses, creating an inviting urban space while at the same time connecting the north and south part of the West Don Lands. SIZE: 2.5 acres DESIGNER: Phillips Farevaag Smallenberg COST: $4.7 million COMPLETION: Late 2011 (east portion) UNDERPASS PARK Our River City project is the first residential development in the West Don Lands (and in fact the first residential development in all of the lands under Waterfront Toronto’s management). Designed by Montreal-based Saucier+Perrotte Architects to look unlike anything else, this 1,200 unit 4-phase project will set the bar for residential development throughout the area. Urban Capital won the right to develop River City in 2008 after an extensive public tender process in which 18 national and international developers participated. SIZE: 1,200 units DESIGNER: Saucier+Perrotte Architects and ZAS Architects VALUE: $500 million COMPLETION: Early 2013 (Phase 1) RIVER CITY The West Don Land’s Flood Protection Landform (FPL) is the key first ingredient to the district’s overall rejuvenation, providing the flood protection needed to remove the area’s flood-plain designation and thereby allow development to proceed. Largely invisible to the public eye, the FPL is a highly engineered landform made up of 400,000 cubic metres of soil trucked in from around the Greater Toronto Area. When completed in early 2012, this massive earthen structure will protect not only the West Don Lands, but also a 99 hectare area, including Toronto’s Financial District, from flooding. The Village will be designed to fit within the already existing West Don Lands Precinct Plan, will comply with Waterfront Toronto’s strict LEED and design requirements, and will significantly accelerate the build-out of the overall West Don Lands. After the Games are completed, the Village’s residential buildings will be converted to a mix of principally market based and approximately 20% affordable housing. Corktown is one of Toronto’s oldest neighbourhoods, its name derived from its origins in the early 1800s as an ethnic Irish enclave. Two churches dominate the area: the Italianate St Paul’s Basilica, built in 1889 and the home of Toronto’s oldest Catholic congregation, and Little Trinity Church, built in 1843. Today Corktown is a thriving neighbourhood, with new boutiques and restaurants appearing amidst the area’s original cottages and row-houses. Home to Toronto’s film and media industry, Leslieville is today a highly sought after urban neighbourhood. To the east of River City across the Don River, Leslieville has numerous restaurants, boutiques, galleries and antique shops, all centred on historic Queen Street East. To the west of River City is the Distillery District, one of Toronto’s premier historic and entertainment districts, located in the former Gooderham and Worts Distillery. A collection of over 40 heritage buildings in a ten-block precinct, the Distillery is the largest collection of Victorian era industrial buildings in North America. Today it houses a unique collection of theatres, restaurants, stores and galleries.

ENVIRONMENT OUR 4 KEY ACTIONS leed gold healthy spaces carbon neutral 1.REDUCE AS MUCH AS POSSIBLE WHAT IT TAKES TO BUILD AND THEN LIVE IN OUR BUILDINGS: • River City represents “smart growth” development on a dense urban site, close to public transit, using existing municipal infrastructure • A hybrid car and bike share program will be available to all residents, reducing the need for individual cars • Overall energy usage will be significantly reduced by using an energy efficient building envelope and lighting, high- efficiency boilers and chillers, Energy Star appliances, and energy recovery ventilators (ERVs) that recover heat typically exhausted from suites • All units will be individually metered for electricity, heating/cooling and water usage • Units will contain dual flush toilets and water efficient faucets and showerheads, as well as sustainable hardwood flooring and other finishing materials • Full building life-cycle commissioning and a comprehensive education and training program will be put in place, ensuring optimal equipment performance and resident “buy-in” of the sustainability features 2.CREATE A HEALTHY LIVING ENVIRONMENT IN THE SPACES WE BUILD: • ERVs have the added benefit of bringing in fresh air directly from the outdoors, rather than through the corridors, as is typically the case in non-LEED® buildings • Units will be finished with low “off-gassing” materials such as formaldehyde free flooring, low-emitting paints and coatings, and water-based adhesives and sealants 3.REDUCE AS MUCH AS POSSIBLE WHAT OUR BUILDINGS ACTUALLY THROW BACK INTO THE ENVIRONMENT: • Buildings will have vegetated green roofs and a rainwater storage system, allowing rainwater to be collected and used for on-site irrigation as well as for irrigating the neighbouring parks, and reducing stormwater runoff into the city’s stormwater system • An advanced recycling system will be installed in each River City building, allowing residents to separate recyclable materials at source • All units will come with condensing dryers, which draw out water from wet clothing rather than heat them and expel the resulting hot air from the building 4.OFFSET ANY REMAINING IMPACTS SO THAT OUR OVERALL DEVELOPMENT IS CARBON NEUTRAL: Climate change is the most significant environmental risk to the future of our planet. In order to combat this risk, action is needed to reduce our reliance on fossil fuels and other practices that release greenhouse gasses into the environment and cause our climate to deteriorate. River City is at the vanguard of our society’s response to the climate change phenomenon. In designing this development we have taken significant steps to reduce our “carbon footprint” right from the start. However, it is today close to impossible to fully eliminate carbon generation in constructing and then living in any building, so our aim is to “offset” any of our remaining impacts so that in the end our development is “carbon neutral”. River City will be a LEED® GOLD, CARBON NEUTRAL building, among the first such residential buildings in Canada.

ARCHITECTS The singular language and style of Saucier+Perrotte Winner of five Governor General's Metals in Architecture and awarded "Best Firm in Canada" by the Royal Architectural Institute of Canada in 2009, Saucier+Perrotte is seen by many as quite simply Canada's premier architectural design firm. S+P's architecture is a sculptural evocation of landscape, resulting in created forms that defy characterization, forms that are inspired by our surrounding topographies but nevertheless unrecognized in our daily existence. Urban Capital is bringing Saucier+Perrotte's unique style and language to River City in order to create a new residential community unlike any other in Toronto.
