  • 3. • Platting is the process of splitting one big piece of land into small legal lots that conform to the city’s specifications.• Local authorities usually have standards for residential and commercial lots such as adequate square footage, roads, setbacks, parkland, environmental, public right of way, utility easements, and how local city services will be delivered to each lot. http://smith-roberts.com
  • 4. • The platting process transforms the proposed development from general idea to a legally recorded entity and provides information on which further action can be taken.• Upon approval, the plat is referred to by subdivision name, block and lot numbers instead of surveying terminology such as portions of sections or metes and bounds.• The platting process can be time consuming and include several departments or agencies from the municipality.
