    • Preventive maintenance
    • Preventive maintenance focuses on the planned implementation of standard maintenance procedures with the aim of keeping the installations in optimum condition and preventing malfunctions and repairs.

    • Functional maintenance
    • Functional maintenance involves bringing materials that must be replaced within a year under a contract price agreement. The replacement materials are supplied at a fixed price, which is therefore manageable in the contract. Their replacement is thus at Dalkia’s cost and risk.

    • Corrective maintenance 24/365
    • There is a great deal of confusion about the meaning of the term ‘corrective maintenance’. It is sometimes used to refer to the correction of a malfunction, but sometimes also to the carrying out of repairs, whether or not in connection with a malfunction. At Dalkia we divide corrective maintenance into malfunctions and repairs.
    • A malfunction is an unplanned interruption of the functionality of a component, whereby no materials are needed for the restoration of the functionality, in distinction to functional maintenance. If a malfunction is not covered by this definition, then we classify it as repair.
  • Contract types
    • Repair commitment
    • A contract in which the labour and materials for the purposes of corrective maintenance, where a material component is necessary up to an agreed amount, are brought under a contract price agreement. In practice, this amount varies from € 500 to € 5,000. The associated labour costs will be borne by Dalkia. This means that a firm financial basis can be laid, and unexpected budgetary factors are avoided. The most important aspect, however, is the saving in administrative inconvenience for our contract partners. This type of contract reduces administration, and frees up managers to concentrate on policy issues.

    • The repair commitment can also be extended to full warranty, meaning that all components in the contract period will be maintained at Dalkia’s cost and risk for the duration of the contract. Replacement at the end of the components’ working life is also at Dalkia’s risk. Our customer is no longer faced with any financial surprises.
