LEASE RENT COMMENCEMENT DATE: The date of handover of property for occupation and use. ADVANCE RENT: One Month Rent Paid in advance. SECURITY: An interest free refundable security deposit equivalent to 6 (Six) month rent. The Deposit shall be refunded at the end of the Lease term & upon surrendering possession of the said premises. PROPERTY TAXES: The present incidence of property tax/cess/charge in Noida is Nil. In case of any levies in property tax/cess/charge imposed by the appropriate authority as may be applicable to the demised premises the same shall be payable by S. B Software Pvt. Ltd. Pvt. Ltd. Service Tax on Rent to be paid by the Lesee if applicable. In event the central government or state government levies any service tax of VAT in respect of the rent or in respect of fixtures or in respect of maintenance charges then the same will be borne by the Lesee from the date of its applicability.
  6. 7. RENEWAL The Lease Deed shall be renewable on the same terms and conditions after the initial 5 years. PAYMENTS TERMS The Security Deposits shall be paid on signing of the MOU and Advance Rent shall be payable on signing of Lease. TIME FRAME FOR HANDOVER OF BUILDING By July 2011. STAMP DUTY & REGISTRATION CHARGES Stamp duty and registration charges shall be borne by the Lessee exclusively. LEGAL FEE Each Party shall bear its own legal costs in connection with this transaction. TELECOM OFC and other telecommunications can be made available at an extra cost. (Optional) OFC laid by BSNL, Spectranet, Bharti, STPL, Primus till the Building. ENVIRONMENTALLY HAZARDOUS MATERIAL (EHM) Building has no Environmentally Hazardous Materials (EHM). AMCS taken in respect thereof. </li></ul><ul><li>AMC of lift & its maintenance. </li></ul><ul><li>Maintenance of fire fighting and fire detection systems so installed in common areas. </li></ul><ul><li>Maintenance of electric Sub-Station (ESS) plant & equipment. </li></ul><ul><li>General Maintenance & upkeep of external façade of premises. </li></ul><ul><li>AMC’s for CCTV Cameras and parking management systems so installed. </li></ul><ul><li>These maintenance charges shall however only commence from the day of handover of property for occupation & use. </li></ul>
