1. INTRODUCTION
We at Realquest wish to congratulate you on coming to work for
such a great school as ISHCMC. We are a Vietnamese/Expat
operated company with offices located just down the street from
ISHCMC. We hope your time spent in Vietnam is exciting and an
enjoyable experience for you.
Finding suitable housing in Ho Chi Minh City is one of the keys to
ensuring a happy stay. This can sometimes be a challenge in a
developing market but the good news is, ISHCMC is located in a
great part of the city (District 2/Thao Dien) with lots of great
housing options very near the school or within a short drive.
The following presentation is meant to give you an in-depth view of
the market and show you some of our recommended properties. As
the market and availability of specific properties are always
changing, we will provide you an updated list once we have your
exact needs and you are ready for your homesearch.

2. FAQs
Q: Do I have to pay any commission to Realquest if I find a home with your services?
A: Nope, you pay no fees to us. The landlord is responsible to pay any fee to RQ, our services are free to you.
Q: What can I do now to prepare?
A: We recommend that you get in touch with us via email as soon as possible (contact at end of this
presentation) prior to your arrival so that we can fully understand your needs and begin arranging visits.
Normally homesearches take a total of day or two to view/revisit, final select a property. Note, it’s always
best to have one or two backup choices.
Q: Will Realquest show me the properties and who will negotiate leases?
A: Realquest will make all appointments for property viewings and we will accompany you throughout each step
of your homesearch. After choosing your property we will work on your behalf with the landlord to
finalize the lease and get you in your new home smoothly.
Q: I have been searching other websites for apartments in Vietnam, are they reliable?
A: Unfortunately many websites show either inaccurate or false information. In too many cases the price is
either inaccurate or the property is no longer available. If you see something on another website you like,
send the
link to us and we’d be happy to check on it for you and add it to your homesearch if it is available and reliable.
Q: How much is the deposit and how frequent are payments?
A: Most landlords require 2 months deposit and first month’s rent. Typically rent is paid every 2 months
(although sometimes monthly or every 3 months). It is not common to pay a full year in advance.
Q: Are there more options for me than what is in your presentation?
A: We have literally hundreds of properties in our database. The properties noted in this presentation are the
main apartment properties near ISHCMC but we will work to make sure that we look for any option that will

2. FAQs continued
Q: What are “Non-Serviced” Apartments and “Serviced Apartments”?
A: You’ll see a more detailed summary later on in the presentation but Non-Serviced are basically individual
landlord owned, may or may not be furnished, and the tenant is resposible for all utilities & services (like
maid). “Serviced Apartments” are normally fully furnished (including kitchen utensils, sheets, etc.) and
include services like regular maid service.
Q: How long is a typical lease contract?
A: Contracts in HCMC are normally 1 to 2 years with the first 12 months unbreakable. Serviced apartments may
offer shorter leases but the monthly rent may be higher.
Q: After I choose my accommodation, what happens next?
A: RQ will work directly with landlord on your behalf to arrange all lease terms, move in dates and any other
requests you may have. After all paperwork has been signed and any required payments have been made, RQ
will assist you on handover of the keys to make sure your new home is handed over in proper condition and
all requirements by you have been met
Q: What happens if I have a problem after I have moved in?
A: In most cases, you landlord will be your main contact with any problems related to the your home. However,
we are always here to assist you should you have difficulty communicating or something is not being fixed
properly. Don’t hesitate to call or email us while you are staying at your new home.
Q: What happens if I break my contract early?
A: According to most lease contracts, if you break your contract early and/or without proper notice, you will lose
the full security deposit. Most leases will be unbreakable for the first 12 months.

3. District 2, ISHCMC & Nearby Areas
ISHCMC is located in one of main areas for expats in Ho
Chi Minh City, District 2
 Districts: Ho Chi Minh is divided into various “Districts”. Main
districts for expats are: District 1, District 2 (where ISHCMC is), and
District 7 (new suburban area). We’ve included a few properties
also from the nearby Binh Thanh District
 An Phu? Thao Dien? District 2?: You may hear District 2
sometimes referred to as “An Phu” or “Thao Dien”. Most people
use all three terms interchangeably although technically they refer
to different areas within District 2.
 Times to various points of interest:
 District 1 (Central Business District): 10 - 15 Minutes
depending on traffic
 Airport: 20 -30 minutes depending on traffic
 District 7: 20-30 minutes depending on traffic
 Getting to the school: The majority of properties we will show you
are located within a 10 to 15 minute drive of ISHCMC (some
properties are within walking distance).
 Note: Public transportation in HCMC is very limited(
although there is a new subway/skyway being built near
ISHCMC). If you are living in District 2, for most locations you
could choose to either ride a bicycle or motorbike or take a
quick taxi to the school.

5.1 NON-SERVICED APARTMENTS
5.2 SERVICED APARTMENTS

• Normally owned and managed by individual landlords which means any fixes or problems
must be arranged through them.
• Pricing varies (sometimes significantly) from unit to unit within the same apartment complex
depending on furnishings, landlord, etc.
• Can be non-furnished or furnished. Pricing will not vary significantly between furnished or
unfurnished (possibly 15%, highly dependent on LL).
• Management fees, services and facilities (like pool or fitness center) can usually be
negotiated somewhat to be included in the price if not included.
• Maid service will have to be arranged by tenant. End of month utilities will normally will be
responsibility of tenant to pay to suppliers.
• Units will normally not include kitchenware, bedding, smaller household items.
• Normally a minimum of a one year lease is required.
• In general, you will get much more space for the money with non-serviced apartments in
comparison to Serviced apartments.
• Square meters and pricing info are given solely as an approximation.

• Price normally includes all facilities (pool, fitness center if available), regular maid

• Can get shorter leases than non-serviced. Normally 6 month leases and more qualify as
long term leases. However, the shorter the lease, the higher the monthly rental will be.

• Normally owned and managed by individual landlords which means any fixes or problems
must be arranged through them.
• There are a wide range of small to massive villas throughout the District 2 area.
• Can be non-furnished or furnished. Pricing will not vary significantly between furnished or
unfurnished (possibly 15%, highly dependent on LL).
• Most villas will include at least a small garden area.

• Some villas may not meet the standards of foreigners in terms of style, amenities and quality
of building. Manage your expectations.

have occasional power outages which can last for a few hours. Smaller villas may not have

• Always take into account safety and security of villas as there is a higher likelihood that they

environment. Take the same precautions you would in any other major city.
• Normally a minimum of a one year lease is required.
