    Rehab Division Presentation. - Presentation Transcript

    1. This house we called the Dungeon House. All of the walls from the living room back to the Master Bedroom were painted dark colors, and had dark wallpaper.
      The single car garage had been converted to an extra room but had not had any heating or air conditioning as well no lighting.
      This house was a foreclosed property that had Black Mold throughout the Bathrooms, Laundry Rooms, and into the master Bedroom.
      After bringing a Hazmat team in to remove the black mold we were able to go in and begin our work.
      Due to the Hazardous conditions we did not get the before pictures except in the Master Bathroom as we removed the tub & refinished it.
      ALL Pictures were taken at night, as we had full time day jobs and did not get on site until early evening.
    2. Entry Way: Quarter wall was rebuilt as it was detached from the wall and was crumbling. Tile was replaced and door was repainted (door was originally dark brown). Windows all had #4 Limo tint which was removed. Walls were about the same color as the background of theses slides.
    3. Living Room: Walls in the living room were dark brown and had a 1970’s swirled plaster finish. Plaster was removed and walls were refinished with a light orange peel finish. The carpet was a dark brown shag, and was replaced with a light brown short pile carpet. We tapped into the duct work just within the vent and ran a new vent over to the added on room.
    4. Add-on Archway: This archway between the living room and the add on room had originally house a double door, which the former owner pulled out, leaving a gaping hole in the wall with damaged drywall, and studs showing on each side of the opening. The new archway was built on site from scratch and did not utilize prebuilt framing. We used 2x1’s and mitered the corners. We then rebuilt the walls and finished it off with molding on each side. The add on room was completely re-dry walled, taped and finished with orange peel finish and then painted with the eggshell color paint we used throughout the entire house.
    5. Kitchen: Very little work was needed in the kitchen. It had recently been redone after a kitchen fire. Walls were scrubbed down, a coat of KILZ was then painted over all walls, and then the eggshell finish paint was painted on. The Hood was replaced, and the kitchen light fixture was brought up to date (from a 1970’s stain glass look) to track lighting and recessed light cans. The ceiling fan in the dining room was replaced and the dining room walls were painted to blend with the kitchen and living room.
    6. Laundry Room:All drywall from the floor to 4’ off the floor was removed during the removal of the black mold. The slats in the door had to be completely redone and all hardware was replaced. The linoleum was replaced with tile and the walls were given an orange peel finish and painted with eggshell finish paint.
    7. Hall Bathroom: This bathroom mostly needed deep cleaning, resetting of s few floor tiles. Because of the removal of the drywall behind the toilet and around the tub we had to replace drywall behind toilet and around tub. The tub surround was retiled, and the tub re-finished. The toilet was replaced as was the hardware.The walls were refinished with the same orange peel finish around the rest of the house, along with the same eggshell paint.
    8. Hall Bathroom: Another view of the finished Hall bathroom.
    9. Master Bedroom: A look into the entryway into the Master Bedroom. The walls in this room were painted a very dark brown with a dark burgundy, and brown wallpaper. The carpet was a dark brown shag carpet, with a swirled plaster finish on the ceiling. The wallpaper was stripped off and the walls were then prepped with Kilz and then an Orange Peel finish and then painted with the eggshell paint. All electrical fixtures were replaced as well as all wall plates throughout the entire house.
    10. Master Bathroom: Because the drywall behind this tub had been removed during the Black Mold removal, the tub was removed and checked. Because of the quality of the tub, it was decided that this one too would be refinished. Green board was put in behind the tub and all of the seams were sealed with silicone caulking and then taped and sealed with waterproof drywall compound.
      After the replacement of the green board behind the tub, all walls were treated with a coat of Kilz, all hardware was replaced, a new light fixture and new faucets were put on the sink, and tub. The grout in the floor tile was cleaned and then resealed.
    11. A vinyl surround was put in after the refinished tub was reinstalled. The bathroom was then painted with the eggshell paint found throughout the house.
    12. This house was purchased for $55,000.00 was held for 60 days and sold for $112,000.00Rehabilitation costs were $23,000.00 (due to the haz mat removal team). The final appraisal just before the sale was at $127,500.00. The Realtor that the work was done for sold the house to a relative and therefore did not ask for the full value.This house is located in South East Las Vegas.
