AXA Place – Mechanical Systems  Cooling: 450 kW variable speed driven chiller  Heating: steam/reheat coils  HVAC 2nd to 6th floor: central air handling system  HVAC 7th to 19th floor: floor-by- floor variable volume air handling

E & S Policy Creation Process  History of being pro-active in energy conservation  Acquired executive buy-in for sustainability policy goals  Obtained GHG inventory as a benchmark  Geared policy to efficient building operations and increased tenant comfort  Focused on:  Purchasing policy  Recycling facilities  Tenant engagement  Co-operation with contractors

AXA Place – Mechanical Upgrades  Contracted AJA Inc. to complete an energy study  Used recommendations to write long-term budget  Completed “low hanging fruit” projects first:  2 to 1 lamp system  LED exit signs  exterior LED coffer upgrades  Performed further upgrades:  DDC upgrade  automated lighting controls
