Today, we see the local Santa Clarita Valley market in flux, while inventory is being added to the homes that are for sale causing buyers to have more choices and more difficulty making up their minds in the process.   2. 2. Median Price in Acton CA this week is $499,000. Inventory is up and the Market Action Index has been trending down recently. While Days on market appears to be trending lower, the overall conditions are weakening a bit. Inventory levels have been relatively consistent relative to sales. Despite the fact that there is a relatively high amount of available inventory, the Buyer’s market is still seeing prices move higher. Given inventory levels, these price conditions are relatively fragile. If the market cools further, the price trend is likely to reverse. Acton California
  3. 3. The Median list price in Canyon Country CA this week is $521,975.00. Inventory has been lightening up lately and the Market Action Index has been trending up. These are mildly positive indications for the market. The market continues to get hotter. More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices. Current Supply and Demand levels show no sign of prices changing from their current trend. Canyon Country California
  4. 4. The median list price in Castaic CA this week is $505,000.00. Inventory is up and Market Action has been trending down recently. While days on market appears to be trending lower, the overall conditions are weakening a bit. Market conditions have been consistently cooling in the past several weeks. Because we are still in a Sellers market, prices have not yet begun to drop. It may take a few more weeks of slack demand for prices to reflect and begin to fall. Expect prices to fall if the index persistently falls to the buyer’s zone. Castaic California
  5. 5. The median list price in Newhall California this week is $580,000.00 Inventory is up and the Market action has been trending down recently. While Days on Market appears to be trending lower, the overall conditions are weakening a bit. The market has not shown strong directional trends in terms of supply and demand. However, inventory is sufficiently low to keep us in a sellers market and prices have been moving upward as evidence. Newhall California
  6. 6. The median list price in Santa Clarita CA is $525,000.00 Inventory is up and Market Action has been seen to be trending down recently. While days on market appears to be trending lower, the overall conditions are weakening a bit. The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in the Market Action Index, we are in a sellers market, where significant demand leaves little inventory available. If the Market action index drops consistently or falls into the Buyers Zone, watch for downward pressure on prices. Santa Clarita California

We can see the Median Price showing on February 28, 2014, was $458,471.42. There is still a high demand for Saugus real estate due to the desired schools and it’s proximity to shopping and entertainment centers in the Santa Clarita Valley cities. Even as more properties come available, these are positive trends for the market. Home sales continue to outstrip supply and the Market action index has been moving higher for several weeks. The Median Price in Valencia CA is $599,000.00 The market action index has been climbing lately while days on market are trending down, these point to a positive near term outlook for the real estate market in Valencia. In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the sellers market zone so watch for changes in the MAI, market action index. If the market heats up, prices are likely to resume an upward climb.
