What do you think about hiring a real estate agent that will sell your home for free and that is limiting it to the first three respondents?

Sounds fishy doesn't it. That is a postcard I observed that was sent to home in Castaic California. That same real estate agent used to sell the home for free when the seller promised to buy through them.

The funny thing is the "agent with the buyer" always made out, because the Sellers did not discount their portion of the real estate dealing. That is because they may have had no viewings of the home their 'free agent' was trying to sell for them.

Some points about Discount and Cheap real estate agents. We even talked about some of the "sell your home guaranteed" programs, be safe out there and if you want it straight, call us. or a Realtor we know.

  2. 2. A few facts about stuff I am a local Realtor. Real Estate commission is negotiable. Some Realtors have better Insurance. Some Brokerages are owned by Attorneys. Some Real Estate Brands are World Wide.
  3. 3. The Seller pays the commission Sellers pay the commission to the “listing agent”. Sellers pay the commission to the “buyers agent”. Be careful when hiring a “discount broker” and thereby cutting the “buyers agents” commission, you may have no one showing your home.
  4. 4. 90%+ of buyers want their own agent Some agents market to specific homes, saying “I have a buyer for your home”. If that happens to you, make sure you ask them to come back with the buyer… :) The listing agent is already under a signed agreement with the real estate seller. Over 90% of buyers don’t “trust the sellers agent” to best represent them, that is why they seek out their own agent...
  5. 5. Buyers don’t pay commission Buyers pay three things in the way of closing costs: (typically 1% each) 1. Their part of the Escrow Fee 2. Their part of the Title Fee 3. Their lenders fee
  6. 6. Sellers also pay closing costs A real estate sellers closing costs are typically the following: 1. Sellers pay their agent and the “buyer's” agent’s commission. (6 Total 3% per side, negotiable) 2. Sellers pay their part of Title. 3. Sellers pay their part of Escrow.
  7. 7. The “other fees” are negotiable Depending on the real estate market, some “typical sellers fees” are sometimes paid by the Buyers, and visa versa. Example: per contract, seller is to turn on all utilities for inspection by the buyer. However, if the seller has such a prized property(lots of offers), often they can have the buyer turn on the utilities for the inspection. This can be very dangerous and put the buyer at risk, but it happens.
  8. 8. Developing an online presence Advertising and marketing real estate takes money. Print advertising and mailings take money. Building Single Property Websites, professional photographers and virtual tours take money. Time to flip all of the online switches equates to money.
  9. 9. Discounting Commission It’s up the individual Realtor. Some real estate agents use clever marketing tactics to “guarantee the sale or they will buy” your real estate. Some are straight forward with what they charge and can show you their value from past real estate representations.
  10. 10. Discounting Service How often do you want to be updated? Where do you want your home appearing online and in print advertising? How much exposure for your real estate listing do you think is enough? When it comes to service, how valuable do you think it is?
  11. 11. Negotiating my Commission I start at what I charge and stick with it. I don’t do play the “dial down” game... I can show why my Team has the value to perform at our level of commission. If I cannot negotiate my earnings, then there is no way that I would be able to negotiate the best price and terms on the home you are trusting me to sell.
  12. 12. Discount Realtors Some think they make too much money and think real estate commissions are too high. Some don’t think they deserve the full real estate commissions. And, when you search for them, or your home online, it is proven, they don’t deserve a full commission.
