Over thelast 12 months this area has had an average of 3,483 closedsales per month. This represents an unsold inventory index of5.90 MSI for this period.Average Sale Prices Going UpAccording to the preliminary trends, this market area hasexperienced some upward momentum with the increase ofAverage Price this month. Prices went up 5.42% in April 2013to $159,749 versus the previous year at $151,537.Average Days on Market ShortensThe average number of 80.76 days that homes spent on themarket before selling decreased by 3.67 days or 4.35% in April2013 compared to last year’s same month at 84.44 DOM.Sales Success for April 2013 is PositiveOverall, with Average Prices going up and Days on Marketdecreasing, the Listed versus Closed Ratio finished strong thismonth.There were 7,098 New Listings in April 2013, up 2.38% fromlast year at 6,933. Furthermore, there were 3,912 ClosedListings this month versus last year at 3,489, a 12.12%increase.Closed versus Listed trends yielded a 55.1% ratio, up from lastyear’s April 2013 at 50.3%, a 9.52% upswing. This will certainlycreate pressure on a decreasing Month’s Supply of Inventory(MSI) in the following months to come.Consumers Should Consult with a REALTOR®Buying or selling real estate, for a majority of consumers, isone of the most important decisions they will make.
