  • 1. Boulder County Real Estate Sales StatisticsNovember 2010

  • 2. Sales down 25% from last year and down 12% from last month.
  • 3. Residential sales were down 25% from last year and down 15% from last month.
  • 4. Post tax credit median prices continue to be higher than the past.
  • 5. The number of properties under contract as a percentage is strong.
  • 6. Inventory continues to drop. I expect a jump in January.
  • 7. Since the end of the tax credit the market activity has been flat. Until the normal seasonal slowdown hit last week.
  • 8. My View of the Market
    Sales of homes and condos in Boulder County in November were down 25% from November of 2009.
    Year to date sales are now down 2.5% after being up 32% through May.
    It is normal to be slow during November and December.
    Weekly activity just fell out of the post tax credit “normal” range.
    Inventory is dropping. Sellers are taking their homes off the market. I expect many will come back in 2011.
