Developer – Briefly......
The biggest developer in the Caribbean but based in the UK in Basildon Essex
All land unencumbered*

They do not rely on bank funding for creating the resorts

Payment Schedule
£1,000 on reservation
Remainder of 30% of purchase price in 45 days
Additional 25% on foundation
Additional 25% at raw construction
Additional 15% at roof construction
Final 5% on completion
However, none of these final four stage payments will be requested under the 100% finance arrangement. These will be met by the developer who will charge you a nominal interest and add this to the final balance due.

£1,000 on reservation
Remainder of 30% of purchase price in 45 days
Additional 25% on foundation
Additional 25% at raw construction
Additional 15% at roof construction
Final 5% on completion
Upon Completion....
The developer will now assist in obtaining a 70% LTV mortgage (final value at completion)
The business model is such that it is expected that you will get back your 30% at this stage and the mortgage will be sufficient to pay the final balance to the developer including the stage payment interest.
You will then receive a guaranteed 10% rental for two years which will not return you huge profits at this stage but will cover your costs and of course the value of your asset will continue to rise all the time.
........ and remember you now have NO money left in....
Upon Completion....
The developer will now assist in obtaining a 70% LTV mortgage (final value at completion)
The business model is such that it is expected that you will get back your 30% at this stage and the mortgage will be sufficient to pay the final balance to the developer including the stage payment interest.
You will then receive a guaranteed 10% rental for two years which will not return you huge profits at this stage but will cover your costs and of course the value of your asset will continue to rise all the time.
........ and remember you now have NO money left in....
...........And you also have 30% Equity on completion!!!
Example....
Property price £100,000 (Actual £170,000.00 based on current local comparables) £ Reservation fee 1,000.00 30% deposit within 45 days 29,000.00 _______
Balance due on completion to developer 70,000.00
ADD Repay the Loan Interest 10% @ £242 pcm x 24 mths 5,808.00
Interest only on the stage payments approx. 6,000.00 ________ 11,808.00
70% mortgage on completion based on LTV @ £170,000.00 119,000.00
Repay the £30,000 deposit (£1,000.00 plus £29,000.00 Loan) (30,000.00)
Pay the balance now due to developer incl interest (81,808.00)
Leaving the Investor with cash in your pocket £7,192.00
Rental Yields
£100,000 Studio
Year 1: 10% guaranteed = £10,000
Year 2: 10% guaranteed = £10,000
First two years you have the rental guarantee
After 2 years you share profits with Harlequin and Oasis
50/50 net.................example;
Based on 85% occupancy (365 x 85% = 310 nights per year)
£200 per night
50/50 net Room Rate share: £100 per night to you
310 nights (85%) x £100 = £31,000 p.a.
Approx 31% yield
Net rental profit approx £21,500 after paying mortgage
Exit Strategies
1.Flip Prior to Completion - reserve as early as possible - buy what is most popular - have the developer market for you
2. Complete & Keep for 1-3 Years - greater capital gain - choose best time to sell
3. Complete, Keep Long Term & Refinance - enjoy ongoing cash flow - release equity when you choose (over and over)
The End Result
Only ever 30% tied up for 2 – 4 years
All invested money back out on completion (with potential cash back!)
Capital growth, PLUS approx 20% NET yield after 2 yr rental guarantee period
INFINITE returns from completion
30%+ Equity in your property at completion
