To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed: ♦ Prepare a Comparative Market Analysis to establish fair market value ♦ Prepare and sign listing contract and associated listing documents ♦ List the property in the Northern & Southern Black Hills Multiple Listing Service ♦ List the property in the Black Hills Multiple Listing Service (Rapid City) ♦ Place a RE/MAX “For Sale” sign in the yard ♦ Place a lockbox on the property to allow licensed agents to show your house (if desired) ♦ Conduct a home tour for the Northern Black Hills Association of Realtors® ♦ List the property on numerous websites (see Web Advertising page) ♦ Prepare a home features flyer to provide information on your property for agents and prospects viewing your house ♦ Create a photo slide virtual tour of your home ♦ Send flyers to local agents prospective clients ♦ Promote the property at Re/Max In The Hills “Have and Want” sessions ♦ Hold open houses (if desired) ♦ Arrange showings for other agents ♦ Pre-Qualify potential buyers ♦ Contact you regularly with progress reports ♦ Review the marketing plan and price with you in order to stay competitive ♦ Present and discuss with you all offers on property ♦ Negotiate the offer/counter offer and finalize the sales contract with other agent ♦ Confirm that all contingencies on sales contract are completed and removed ♦ Finalize the closing
