    Primarily speaking on Single Family Market Will touch on Multi-Family in some areas When people ask "How is the Market" - They really want to know "how much is my house worth?" Values have fallen about 25% People also like to know what specific house sell for, and I have some to show with pricing information

    Market was paralyzed No Spring Market Majority of sales were "distressed" meaning REO or Short Sales. But. . .

    I'm breaking Providence into two segment East side and this one (Armory, Broadway, and Elmwood)

    More sales in 2009 were distressed

    This was a multi-family

    Single Family Home

    MF sold for $194K in 2004,then $112K in 2007 SF sold for $55K in 2005

    Parkis is now in Pending
