Transcript of "Lighthouse Advisors Brochure"

  1. 1. Lighthouse Advisors offers a unique, broad point of view gained from years of experience combined with implementable results. As a group we are forward thinking, responsive and always respectful of the needs of our clients and team members. We provide owner representative services, program management and development services either in an advisory capacity or as an extension of staff. The foundation of our service is our expertise in all facets of the building and development process including planning, programming, architectural design, project management, construction, and economic analysis.
  2. 2. Full-Service Program Management As a full-service program manager, LHA acts as the owner’s representative on a project from initial concept through the final punch list and operational start- up. We provide the owner’s point of contact for the project architect and builder, with a firm objective to meet all of the owner’s goals with regard to budget, schedule, and quality. Beyond project feasibility, architectural programming, and site selection, our services include: • Procurement and Selection of the Design Team • Assistance in Negotiating the A/E Contract • Design Review and Management • Program Compliance • Constructability Review • Assistance in Determining the Construction Method Used (e.g. CM at Risk, etc.) • Assistance in Negotiating the Construction or CM Contract • Contract Administration • Project Tracking • Schedule Management • Budget Management • Value Engineering • FF&E Coordination • Schedule Management • Utility Relocation / Hook-up Coordination • Coordination with Public Entities • Zoning Approvals and Permitting OWNER • Tax-Exempt Material Management • Material Testing • Safety • Quality Assurance Inspection • Commissioning ARCHITECT BUILDER 2 9 1 0 B ay t o B ay B o u l e va r d, S u i t e 3 0 0 , ta m pa , F l 3 3 6 2 9 t: 8 1 3 - 3 4 9 - 1 3 2 4 F : 8 1 3 - 9 0 2 - 8 5 1 6
  3. 3. Integrated Program Management As an integrated program manager, LHA works more in a support fashion to leverage the skills and experience that the owner already possesses. For example, some of our past clients already have a fa- cilities or physical plant department capable of managing large or complex projects; however, the department may lack a familiar- ity with the particular building type in question, since many of the “quality of life” facilities in which LHA specializes are only built once in a generation by any particular owner. Our clients therefore ben- efit from the use of our technical expertise on these building types to ensure that the project is built based on the detailed program and specifications. While we are able to provide any of our full- service program management services, as an integrated program manager our primary responsibilities would include: • Program Compliance • Design Review • Assistance in Negotiating the A/E Contract) • Assistance in Determining the Construction Method Used (e.g. CM at Risk, etc.) • FF&E Coordination • Value Engineering • Contract Administration • Contractor Selection OWNER OWNER’S INHOUSE STAFF ARCHITECT BUILDER 2 9 1 0 B ay t o B ay B o u l e va r d, S u i t e 3 0 0 , ta m pa , F l 3 3 6 2 9 t: 8 1 3 - 3 4 9 - 1 3 2 4 F : 8 1 3 - 9 0 2 - 8 5 1 6
  4. 4. Consulting Program Management As a consulting program manager, LHA serves more in an advisory or consulting role. We are brought in at key intervals to assist with specific issues as they arise, generally working on a “time and ma- terial” basis. While we serve in this capacity, our clients know they have a pool of experts on call throughout the design and construc- tion phase of their projects. We might get called upon to develop the FF&E; to develop, refine, or confirm the facility program; to re- view the design for constructability or value engineering; or to walk the construction site for specific non-program compliance issues. Typically, we are brought in to complete the following tasks: • FF&E Coordination • Develop/Refine Facility Program • Value Engineering • Walk the Construction Site to Determine Specific Non-Program Compliance Issues • Design Review • Financial Analysis/Pro-formas, • Financial Reporting, • AR/AP Review and Administration, • Budgeting - Review and Management, • Ongoing Contract Administration(financial) • Auditing, Cost Analysis, Budget Analysis, etc. OWNER OWNER’S INHOUSE STAFF ARCHITECT BUILDER 2 9 1 0 B ay t o B ay B o u l e va r d, S u i t e 3 0 0 , ta m pa , F l 3 3 6 2 9 t: 8 1 3 - 3 4 9 - 1 3 2 4 F : 8 1 3 - 9 0 2 - 8 5 1 6
