  • 7. Introduction & History Steeped in history, Texas International Consultants,Incorporated began as a vision of Mary Lucretia Mendiola. Bornin Mexico in the late 1800’s, her upbringing was of old worldvalues. She was raised with the belief that land was holy andto own it divine. So when she came to Houston in 1911 withher husband, Manuel, an artist and art history professor, andtheir thirteen children, she began to buy land on the north sideof Houston and then established Mendiola Real Estate in 1921. She continued to purchase land all around Houston andultimately small houses & buildings to rent through thetwenties, thirties and forties. Her son Joseph, the youngest ofthe thirteen, returned from World War II with his bride, Pamela, from London and began to build and sell homes to the returningGI’s and their growing families in the forties, fifties and sixties.
  • 8. Introduction & History Continued During the fifties and sixties the business grew underseveral subsidiaries with Mendiola Properties being the mostprominent. In addition to tract homes, they branched out toconstruction, mortgage and insurance for custom homes andsmall free standing commercial buildings for existing clients. In the sixties and seventies the business continued toexpand with Pamela taking an active role in buying, leasingand managing rental properties along with some other non-real estate related businesses, which she operated throughthe late seventies after the death of Joseph. In 1978, TexasInternational Consultants, Incorporated, (TICI) became theparent company for all of the various subsidiaries andholdings.
  • 9. Introduction & History Continued At this time the board was expanded to include the third generation, their daughter, Helen, just entering the commercial real estate businessafter college. From the early eighties until her illness in 2003, Pamelaran a successful company consisting of various partnerships and holdingsfor diversified businesses and real estate. After the sudden illness of her mother, Pamela, Helen took a leave ofabsence from her position in corporate real estate with a large regionalbank and stepped into the role as acting CEO. When it became clear thatPamela would not be able to return to her daily activities, Helen resignedher position and assumed the full time role of President and CEO.
  • 10. Introduction & History Continued From 2003 to the end of 2009, Helen, through a comprehensivebusiness plan, began to divest of partnerships, holdings and loans in fourcities and two states. After the death of Pamela in November of 2009,Helen was tasked with whether to continue with the family legacy orreturn to the corporate world. After much deliberation, in the spring of 2010, Helen elected tocombine the best of both worlds and restructure the company into a fullservice, third party, consulting firm to public and private CEO | CFO &COOs, Real Estate Operating Companies, In-house Real Estate | FacilityExecutives as well as to Landlord|Owners, Operators, Investors,Developers, Lenders and Tenants (end users).
  • 11. Introduction & History Beginning the next phase of TICI in 2010, Helen and her husbandJay, a risk management and real estate executive, embarked ongrowing the business one client at a time. Their preference is to workclosely with strategic alliance partners across all industry sectors tocomplement the service platform requirements of each client. In thefourth quarter of 2012, The TICI Group of Companies was reborn withthe establishment of Stealth Realty Advisors, LLC to focus on CapitalMarkets, Acquisitions, Dispositions & Tenant Representation for ourclients. As The TICI Group moves into 2013, the owners are reminded thatit all began with the vision of Lucretia in 1911, one hundred + yearsago. It is instilled in the same vein to the third generation to continueto deliver the same values, work ethic and integrity for generations tocome. We hope you will embark on this journey with our ancestors andus.
