  • 20. Key Market FactorsKey Marketing Factors How long does it take to sell a property? Some properties may sell in several days, others may take several months. By recognizing some key factors that influence marketing a home, you can gain significant control over market time. Proper balance of these factors will accelerate the sale of your property: Price In today’s competitive market, price above all is the single greatest factor in expediting the sale of your property. Location The old adage of “Location, location, location” is still valid in today’s market. It is an important factor which will affect your property’s value. Competition Buyers will compare your property with others in the area to determine the market value. Buyers interpret value based on available properties in the market. Condition A property’s condition will affect your property’s value. Optimizing physical appearance maximizes value. Terms & Incentives By strengthening terms and incentives, you will not only increase your pool of potential buyers, but also sell your home at the highest possible price. Timing Your motivation for selling your property is a critical component in the pricing and marketing of your home. Another determining factor is whether it is a buyers’ or seller’s market.   • 21. The Importance of Strategic Pricing Determining the best competitive listing price can be one of the most challenging aspects of selling a property. It is also one of the most important. If your property is listed at a price that is above market value, you will lose potential buyers. As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. The percentage increases as the price falls even further below market value. Therefore, by competitively pricing your property, you will expose it to a much greater percentage of prospective buyers; thus increasing your chances for a sale while also ensuring a final sale price that properly reflects the market value of your home. Timing is another critical factor to keep in mind when pricing your home. A property attracts the most attention, excitement and interest from potential buyers and the real estate community when it is first listed on the market. Therefore, your home has the highest chances of selling when it is fresh on the market and the price is reasonably established. (See Figure 2) We give you up-to-date information on what is happening in the market and on pricing, financing, terms and the condition of competing properties. These are the key factors in getting your property sold quickly at the best price and with minimum hassle.   • 22. Pricing Your Propety to SellPricing Your Property to Sell Pricing your property competitively is critical to sell your property in a timely manner and at the highest price possible. Current market conditions determine the value. Incorrectly pricing your property can cost you time and money. Realistic pricing will achieve a maximum sale price in a reasonable amount of time. “When you hire us, we will immediately get to work implementing our strategic pricing plan to sell your property.” General Guidelines… Let’s review some important considerations. There are certain factors that are within our control and others that are not. Those factors outside of our control are the following: the location, the square footage, improvements and the amenities in place. The factors we can manage are the following: the overall appearance of the property, how aggressively we market the property and the price, including terms and incentives. As we agree to accept these outside factors that are beyond our control, we commit to focus on pricing and preparation. Local Market Observations… Given today’s interest rates and large numbers of motivated buyers, now is the time to list and sell your property. Preparing Your HomeYour Home Under Contract Now That You Are Under Contract The Seamless Transaction... here are some of the steps we take during the “under contract” process: • We confirm that the earnest money has been deposited in the escrow account. • We deliver condominium declarations and by-laws or Home Owner Association documents to the Buyer or their Realtor®. • We follow up by email with signed contracts for signature by all parties, when required or requested. • We coordinate with the Buyer’s lender regarding loan approval process and time scheduled. • We ensure appraisals and necessary surveys have been ordered in a timely manner. • We obtain a pre-qualification or loan approval letter from the Buyer’s lender. • We arrange access with the appraiser. • We deliver signed Seller’s Property to the Buyer for acceptance. We also handle Lead-Based Paint Disclosures and other necessary documents as required. • We schedule the property inspection and negotiate items that are requested. We obtain estimates for repairs that are necessary.
