Go to File Info tab on appfiles and add as much info as you know at this point Listing Prep: 1. Other Features Sheet 2. Additional Information & Disclosures Doc Created - to MLS 3. Listing book created – cover sheet, Other Features sheet, MLS listing sheet, Plot plan, Seller’s Statement of Property Condition, deed, other information that is important. Leave at property bound in a ¾ “ notebook MLSPIN: 1. Listing Created including measurements 2. Photos 3. Upload Additional Information & Disclosures Doc 4. Virtual Tour Link – check to see if added within 48 hours

Notifications Set-up – team, from the info you have provided on appfiles 5. Distribution boxes checked - team 6. MLS Number Added - team Note: The Tour is created from your ad copy. Ad copy must be uploaded to AppFiles prior to print ads and Tours can be created, and photos need to be in order and labeled.

The Headline makes the listings much more noticeable.

  • 12. Note Realbird has both social sharing and email capabilities. It might be a good idea when going through links to click the social links and share to your sphere that way, then shoot a quick email to your list. Even if it is another team member’s listing, this is a good way to stay top of mind and let people know how active we as a group are, and with inventory this tight, this information may be appreciated. Subject line: Do you know of anyone looking for a great waterfront condo?

These are the items I have to have to turn in: o Exclusive Right To Sell o Agency Disclosure o Deed o Assessors Card o Plot Plan o Lead Paint Disclosure o Title 5 Also, information about Trusts, LLCs, etc. if signer is different from owner of record
  • 14. “That’s too Long!” Why do we do all of this?
  • 15. For Sellers: There is no better marketing. If the home doesn’t sell, it is not from lack of exposure. It is literally seen everywhere. If the home does not sell, price or condition HAVE to be adjusted. The marketing and exposure are already there.
  • 16. For You: By controlling leads in on your listing, you are giving the best service possible to your seller client. Leads coming in can be converted to clients. Loyalty is created when our service/marketing model is compared with other agent models. This creates a life-long referral base for you.
  • 17. Can It Be Done More Easily? Not without cutting corners and by doing so exposing your listing to fewer buyers. Again, we are doing something that no one else around is. Use our marketing difference in your listing presentations. We don’t subscribe to the 3 Ps method of marketing: Place a Sign Post in the MLS Pray with the possible addition of the 4th P – Plant a Statue of Saint Joseph
