Our team collaborated with the building owners, King County staff, and the design team to complete thisproject within the budget while meeting King Countys move in date. The scope of work included interior demolition, construction ofinterior working and office spaces, substantial HVAC and electrical upgrades, and modifications to the existing fire protection and lifesafety systems. In addition, the project included many sustainable features including reclaimed wood countertops, efficient energymanagement controls, exposed polished concrete floors, efficient layout to utilize natural daylight, low VOC paints and adhesives, andconstruction re-use of several existing items.

HVAC, electrical, plumbingand fire sprinkler system reconfiguration. Project included sustainable material selection for low VOC interior finishes. Project wascompleted within budget and tenant move in date.
    • ROCKWELL COLLINS PRE-CONSTRUCTION SERVICES PROVIDED: PROJECT TYPE: Commercial Ñ • Pre-design building assessment and systems analysis Tenant Improvement • Design coordination LOCATION: Federal Way, WA • Construction scheduling SIZE: 16,000 Square Feet • Constructability review • Manage sub-consultants for mechanical and electrical and fire permit drawings • Cost estimating • Value engineering recommendationsPROJECT DESCRIPTION:Project scope was a commercial tenant improvement of 16,000 square feet of office and additional building lobby alterations toaccommodate an aerospace, avionics and electronics company. Project included demolition of existing walls, electrical, finishes, and therelocation of a metal stairwell, emergency generator, and transfer switches. Other construction services included installation of new walllayout, electrical circuitry, finishes, lobby features, and HVAC modifications. One of the major challenges with this project was the relocationof the buildings critical systems uninterrupted power supply. This work required a high level of management and scheduling by R|MILLERÕ sproject managers to ensure the relocation was completed quickly with minimal disruption to the existing tenants within the building.

This project was fast tracked and completed in 113 working days in order to get the restaurant open for business and generatingcash flow for the owners. R|Miller crews self-performed all of the carpentry work related to framing and millwork for the project. Uniquefeatures of the RAM include a steel radius roof dining area, hanging wood clouds in the bar, stained concrete floors, extensive detailedmillwork, energy efficient LED lighting, and high-end AV equipment.

    • 215 COLUMBIA BUILDING PRE-CONSTRUCTION SERVICES PROVIDED: PROJECT TYPE: Office Ñ Tenant Improvement • Design Coordination LOCATION: Seattle, WA • Constructability Review • Material Coordination SIZE: 43,000 Square Feet • Value Engineering Review and Recommendations • Project Scheduling • Cost EstimatingPROJECT DESCRIPTION:R|Miller was contracted by the building owners to complete a full interior renovation for this four-story, 50,000+ square foot, historic build-ing in downtown Seattle. Improvements included demolition of interior walls and construction of new office space, new flooring through-out, and interior paint per the finish schedule. The building also required a complete overhaul of the HVAC systems and front end-controls,electrical systems, and fire sprinkler system. An interesting feature of this project included the conversion of the buildings original theaterspace into a contemporary auditorium for the new tenant.
