Shell Out Extra For Garbage Cess
BBMP started collecting property tax for 2011-12. For property owners paying Property tax for the Year 2011-12 will have to shell out a little extra money in the form of garbage cess. Solid Waste Management Cess or garbage cess is applicable for buildings based on Plinth Area and Cess should be paid on the rates fixed by the BBMP along with property tax return.

Calculate your Property Tax
For calculating residential or vacant land, it is important to know the right zone under which your property falls.
You can check your property's Zone from BBMP Website visiting following link. http:// bbmp.gov.in/index.php?option = com_content&view = article&id =74&Itemid=68
For Residential property, you have to enter correct Year of construction.
Once you have your Zone detail and year of construction, Visit BBMP website and click on property tax calculator or Visit http://0810.sasbbmp.com/ptcalculator/Forms/frmResidentialCalculator.aspx
Ensure to choose right Assessment Year, Category and Zone from the list.
Enter year of construction and show the Built Up Area in Sft & Car Park in Sft. Built up Area of Tenanted & Self Occupied has to be entered in two separate columns.
Once the values are entered, click "submit" to calculate your property tax. This calculates your property tax and for additional construction, click additional construction and enter details. Again click "submit". Now your property tax is calculated.
Once the property tax is calculated, click on property tax details to see your property tax details.

Solid Waste Management Cess
For paying property tax online, you need to enter SAS 2008 - 09 Application No or PID Number of property. Read guidelines or instructions before you file your returns. Solid Waste Management Cess should be paid along with property tax half year or full year as in the case of the property tax.
Solid Waste Management Cess is applicable for buildings based on built-up area of the buildings. The rate of Solid Waste Management Cess is as follows
For Plinth Area up to 1000sft. Rs 10 per month
Plinth Area not less than 1001 sqft and not more than 3000sft. Rs 30 per month
Plinth Area above 3000sft. Rs 50 per month
You can either pay property tax online, help centers or at the assistant revenue office. A penalty of 2% of the tax is levied as interest per month for late payment. If the property tax return for the previous year has not been filed, property tax for the current year shall be accompanied with the return and dues for the previous years.

Online Property Tax Payment
Property tax payment can be paid online by any Credit Card having VISA or Master Card logo or by any Debit Card at no extra or transaction charge. For paying property tax 2011-12 online, visit BBMP official website ( http:// www.bbmp.gov.in / ) and click Online Property Tax Payment. This gives a link for current year property tax and link for previous year tax return. Click on “Click Here” ( http://0810.sasbbmp.com/ ) next to “Online Payment of Property tax for the Year 2011-12” for filling property tax return and follow instructions. If property tax is paid in two installments for the current year, then two separate forms should be filed for each half year. Separate returns for the Solid Waste Management (SWM) Cess should be submitted along with property tax returns.
You can file property tax return for previous assessment years 2010-11 or 2009-10 online. For paying previous year’s property tax, visit BBMP official website ( http:// www.bbmp.gov.in / ) or visit BBMP Property tax page ( http:// sasbbmp.com/palikepublic / )
