  • London & Stamford In JV Along With Anglesea Capital AcquireRadial Portfolio For £208.5 Zillion - Net IntialLondon & Stamford Property, the AIM- listed property trader , today announced that it has exchangeddeals with Warner estate Joint Ventures constrained and Uberior projects Limited to acquire RadialDistribution Limited ("Radial") for £208.5million (excl. Costs).The Radial portfolio contains 16 prime syndication warehouses totalling 3.4m sq ft (total site sectionof 165 acres), in prime locations across the UK. Of the 16 units, 13 can be found in the Midlands thenone in Scotland, the South East and the the west.There are tough luck tenants in total, such as Tesco PLC, Travis Perkins plc, Eddie Stobart Limited,Kuhne & Nagel and Northrop Grumman. The portfolio has a heavy average unexpired rent term of6.23 years. The present passing rent of the portfolio is £17.36million per annum through 14 of the 16units. There are currently two vacant units and once fully let the portfolio is expected to create anannual rental income of £18.91million, which usually equates to a property web initial yield associatedwith 8.75%.The transaction will be funded out of existing cash resources and using the debt available underbirmingham & Stamfords current £150million loan service with Bank associated with Scotland.
