    Introduction: Thank you all for attending this evening My name is Sue Horton, I own and operate Allied home inspections with my husband Peter who has been a licenced builder for over 30 years. We mainly do pre-purchase building inspections and also Handover inspections of new homes. I’m here tonight to provide you with some basic information about building and pest inspections to help you understand why you need them and a little more about what we do.     You need these inspections to make sure that…. Safety: You don’t want to purchase a home that has some of inside walls eaten out by termites or the foundations are about to fail or hasn't been constructed safely. Even though the home may be presented immaculately it could still be hiding some serious and costly defects that only a professional can identify EG Sovereign Islands and Display homes …serious enough defects to pull out of a contract. You don’t want to buy a home that will have costly repairs needed in the future. EG Surface water drainage and failed foundations, roof replaced, termite damage repair and treatments put in.

    To make protect your self from these expenses you need to put in a clause in your contract when signing up your property. Allow 10-14 days if possible to organise inspections, get other inspections or prices for negotiating repair work 7 days is often not enough time. Don’t be persuaded by your agent to make this time frame too short.

    The Inspector must hold a current licence if require under the QLD Building Services Act The Seller should seek qualified advice about completing this section and rely on the Agent to complete this sction. This is also further reinforced in our reports. The Australian Standards require us to give you warning that these should be installed and checked by a licenced electrician.

    Read the terms of your contract thoroughly and you will see you need a licenced building and pest inspector to do these inspections

    We cannot lift carpet or move beds etc without owners permission We cannot do more invasive inspections for termites without owners permission eg boroscope

    Thermal imaging not yey recognised by Australian Standards as too unreliable as present and not regulations regarding training the operators to a recognised standard. Hot climates in Australia affect the cameras operation

    Surface water drainage : cause cracking in the render and internal walls in other photo That home 18 mths old, $35000 to fix the drainage problem and repair the render damage already visible. Taps, Air Conditioner also not drained away from home Someone knocked off part of the house slab Termites can now get in and moisture barrier has been compromised Weight Bearing - Bearer rotting and exterior wall and roof compromised. Roof truss damaged : the strength of the roof compromised and could sag or collapse.

    1. Pre-Purchase Building and Pest Inspections
    2. Why do you need these inspections?
      • To make sure that:
      • The home you are buying is safe for you and your family to live in.
      • To avoid any expensive maintenance or repair bills after you move in.
      • Your finance provider may also require these to protect their interest in your property.
    3. Inspections & your contract
      • The standard REIQ contract contains a section for building & pest inspections.
      • Complete this section if you wish to have the inspections as a condition in your contract.
      • Enter a time frame for the inspections and attend the inspections if possible. (Allow 10-14 days)
      • You may terminate your contract within this time frame if your inspections are unsatisfactory .

    5. Who can do these inspections? Only Building & Pest Inspectors licenced by the QBSA!
      • The Terms of your contract and the QBSA require your building & pest inspectors to be licensed.
      • There is a free licence search feature on the QBSA website: http://www.bsa.qld.gov.au
      • Inspectors should also have Professional Indemnity Insurance for your protection.
    6. What does the Building Inspector do?
      • A visual inspection checking for major & minor building defects, safety hazards, maintenance issues and any future or potential problems.
      • Inspects all the Internal & External areas of the dwelling including the roof void and also the site.
      • Inspects for moisture & surface water drainage problems. These cause 90% of all defects!
    7. What does the Pest inspector do?
      • Checks for active termites and indentifies current termite protection systems.
      • Inspects the Internal & External areas of dwelling and the roof void. The site including, trees, fencing & retaining walls.
      • Special equipment such as moisture & vibration meters are used.
    8. Inspection Reports
      • Written Reports are to be provided following the inspections.
      • They should be written in accordance with the Australian Standards:
        • The building report in accordance with the Australian Standard 4349.1 – 2007
        • The pest report in accordance with the Australian Standard 4349.3 .
    9. What do you do if a report is unsatisfactory?
      • Make sure that you clearly understand the reasons why the report was unsatisfactory.
      • You may wish to re-negotiate the price with the seller or obtain further reports on the defects.
      • If you wish to pull out of your contract you must notify your solicitor or conveyancer before the date and time entered on your contract and send them your reports.
    10. Questions to ask when booking!
      • Are the inspectors licenced with the QBSA?
      • Do they have current professional indemnity insurance?
      • Will two inspectors attend for a combined building and pest inspection?
      • When will the reports be available and are they in accordance with the Australian Standards?
