    • Who will operate Alta Vista upon hotel operation andcommercialization?Alta Vista’s hotel operation shall be managed separately by aprofessional team or operator to be determined at a later date.Common responsibilities of the operator include the room reservationsand marketing, accounting & general housekeeping and maintenance,food and beverage operation and concierge services.How can my unit be qualified to enroll underthe Lease-backProgram(rental pooling)?Upon turnover of Alta Vista condotel unit, they may immediatelylease-back their unit to the condotel/hotel operator.
    • What is the minimumperiod of having Alta Vista condotel unitsenrolled in the lease-backprogram?The minimum period you can have your unit enrolled in rental pooling isfive (5) years.If a unit owneruses his unit more than the allowed numberof days ina year, how does this affect theirshare in the rental income?What will happen if the unit ownerwas not able to utilize his fifteen(15) day benefit in a year?Under normal practice, the unit owner will have to pay the regular rentalrates when they use their unit in excess of the allowed number of days.However, your payment will also be included in the computation forrental revenue share.Since the enrolled unit was unused, the unit shall continue to generateincome as part of the rental pool program.
    • How does Alta Vista Condotel differfrom Timeshares?At a Timeshare Property, you are only a co-owner with a right to use theproperty for a certain period of time. When you own a unit at Alta Vista, youposses whole ownership of the condotel unit evidenced by a CondominiumCertificate Title (CCT).How does the Lease-BackProgramwork?Alta Vista will follow a percentage sharing of 30% for the unit owners and70% for the hotel/condotel operator. Enrolled unit owners may receivemonthly income based on the size of their unit regardless of whether said unitwas leased or not. This is because Alta Vista will pool together its entire totalincome from rental operations and distribute this to unit owners according tothe percentage sharing based revenue.Are there any Association Dues orRental Management Fees to be paid oncethe condotel unit is enrolled underthe Lease-BackProgram(rentalpooling)?Once a unit is enrolled in the Lease-Back program, the condotel/hoteloperator shall take care of the association dues, maintenance and securityexpenses to the Alta Vista’s Property Managements Office.
    • Are there additional expenses/fees a unit ownermust pay uponenrollment in the Lease-BackProgram?A joining fee is required to be paid by the unit owner uponenrollment to rental pooling. The joining fee will be determined lateron by the condotel/hotel operator. The unit owner must also pay forthe unit amenities (kindly refer to Alta Vista pricelist)If repairs are needed to be done in the unit of the owner, will it beshouldered by the condotel operator?Only minor repairs shall be shouldered by the condotel/hoteloperator.
    • What are the otherexpenses to be paid by the unit ownerupon purchase ofa condotel unit?If a unit owner decides not to enroll his unit under Lease-BackProgram, will the unit owners be charged of association dues andother fees?Yes, if a unit owner decides not to enroll his unit under rental pooling, theowner will be charged with the predetermined monthly association duesand maintenance fees. This will be handled by the property managementoffice.Miscellaneous Fees (title transfer, documentary stamp tax etc.), Real EstateProperty Tax and Insurance shall be on the account of the unit owner.
